I know several of the mappers. when they started they were just like me. Average Joes who wanted to get ahead. and what Steve has shown many of them is exactly that – how to find it in yourself to be confident enough to go and learn and take a different path to the everyday nine to five working for you cash and living connected to your job for…[Read more]

Hi Recoveryman,
you really need to speak with an NZ accountant and an Aussie Accountant. I seriously recommend not just taking an Aussie accountant’s advice unless they have good NZ tax knowledge, and vice versa. I have my accountants talk to each other to make sure it works on both sides of the Tasman.

Tim,
a building inspection should always be able to give you a legitimate out if there are legitimate problems with the property irrespective of its age. I don’t understand where the reference to 20+ years comes from

Due diligence covers significantly more than building inspection. I wouldn’t limit myself to a building inspection unless the vendor declined the insertion of the due diligence clause my solicitor provided for my use:
“19.0 Due Diligence: This agreement is entirely conditional upon the purchaser approving in the purchaser’s sole and unfettered…[Read more]CastleDreamer replied to the topic Heat, Light & God in the forum Forum Frolic 20 years, 1 month ago

I second Westan’s caution about finding a property spotter for you. Any spotter should be able to happily provide you with examples of prior deals. References from previous and current clients if needed, impartial contracts that allow you to fully investigate the contract and property to your satisfaction, independent access to solicitors,…[Read more]

I would also add Roger Crowley solicitors in Wanganui to the mix. Purchase of property including mortgage comes up at around 500 bucks for conveyancing. Always available by phone or prompt email replies (recommend Sue McKnight). Timely and very pleasant to deal with.

Hi c.stone,
this would be one of the most asked questions I think from new forum members!!! – and some of the most closely guarded information on the forum!!
Generally people will not give away their investing locations except to speak in general terms – a lot of work and effort goes into researching and finding the right market – investors don’t…[Read more]CastleDreamer replied to the topic sending funds to NZ in the forum Help Needed! 20 years, 3 months ago

Suggest that DD’s services in SE QLD would be excellent starting point – a dynamic spotter who will help you get a good return in a decent growing area of Brissy or surrounds.
If you are after NZ, then go with Geo’s recommendations – you can also PM tasinvestor as well for NZ stuff.

Hi Guys,
you may well find that the 5% deposits mentioned above by lemueltipene will not be available to the average ‘Aussie’ investor – most NZ banks will require a 20% deposit – my experience is with around eight institutions to date of the big lenders.
The banks will tell you that you are an increased risk being from O/s and that they require…[Read more]CastleDreamer replied to the topic Buyer’s Agent – low down!! in the forum General Property 20 years, 4 months ago
I’ll step in in the absence of any other forumite!!
I have used a couple of members on this forum as buyers agents for me.
I watched the forum for some time, interacted with them, met them, and got references and went with what I thought seemed OK. The deals have been good ones, and I am happy with their service. Yeah, not always going to get interest rates, but I have had conveyancing fees paid for me in part, discounted insurance, free valuations, all without being on a professional package. Many say that if you are buying in Aus at the moment, you could do a lot worse than the south east corner of QLD. Increasing population – warm sunny weather (albeit lacking in rain desperately at the moment!), a great lifestyle area to move to. Predictions of growth for BNE and surrounding satellite cities of Logan, Ipswich, the Sunshine coast…[Read more]

Minimogul and I do the same as Westan, we provide a full list of contact people in the local area, including a couple of the local reputable agencies, valuers, building inspectors, handymen, plumbers, whatever a landlord needs to keep the place running in absentia, we have tried to think of so that from the very outset when you do your…[Read more]- Load More
