    Hi,

    I’m in the Army and have been for the last ten years. Love just about every minute. I’m a jack of all trades and a master of none! I specialise in Finance and I love being an Instructor.

    I get to work extremely long hours, most weekends, get to do lots of courses around the country and also get deployed overseas. Doesn’t leave much time to buy IP’s, but I’m always reading and on the lookout for opportunities.

    I currently have 1 x PPOR (currently renovating), 3 x Rentals, 1 x JV Wrap and 1 x JV Quick Cash deal settling shortly.

    Just remember to stay focused and believe in yourself. You are the only one who can change your own situation for the better. Just get out and do it![8D]

    Hi Gaurav,

    I too am an AJ.

    Other things to consider:

    1. If you buy a reno, arrange to take leave to get stuck into the work or to supervise at different stages of the reno, if you can’t afford a lot of time off. Flights these days are very cheap.

    2. If you buy an IP as your first property you will loose all your rights to the Defence Housing Purchase Scheme aswell as FHOG. (I know, my first three properties were IPs).

    Wannabe,

    Just a couple of things to think about!

    Has your IP grown in value? Can you unlock the ‘equity mate’ to purchase a positive cash flow IP to cover the current cash flow loss?

    Selling means expenses like: CGT, legal costs, RE selling costs, etc. Is it worth it?

    Can you aford to carry the current loss and still be in a position to buy positive cash flow properties?

    Tis Julie,

    I currently live in Albany Creek (the old section) and am renovationg my PPOR. Current rents in the area start at $205/wk for a 3 bdr highset. [:)]

    A lot of the older properties are now selling for over $220k mark and the newer areas are in the $400k+.[:O]

    If you are looking for a positivly geared IP, you won’t find one here. But if you want to buy with the view to moving in, it’s a great place to live. Nice and close to everything.

    Hi Guys,

    My name is Rae and I have been in the Army for ten years. I am originally from Tassie, but have lived in Sydney, Darwin, Wagga Wagga and now Nth Brissie.

    I bought my ist IP in 96 as part of a two tiered marketing scam. It is almost valued at what I originally bought it for. Big incentive to make me find the knowledge to never make the same mistake again.

    2nd IP bought in 98 and then 3rd IP and PPOR (which I rent 50% to my partner)bought in 01. Have been very quiet since then as I have been working in Bouganville and East Timor for a period of ten months (combined). The only reason I’m not in the Solomons is because I had to go to Steve’s seminar (and I have an injury). My partner is currently over in the Solomons after spending only 6 weeks back in Oz after 4 1/2 mths in Timor. We have been playing tag team over the last two years (it’s no wonder I haven’t finished the renos on my PPOR).

    Constantly reading anything I can get my hands on in regards to property, etc. and hoping that I can get some time off work to start looking for my next purchase.
