    As a surprise for my husband I booked a ticket to the seminar and the flight down from Qld to Melbourne.

    I intentionally left a few things out on my original post so am including the details here.

    The auction is in Melbourne this Saturday 3rd July. I am close to one of the beneficiaries.
    On the State Trustees auction page this auction is not listed. The beneficaries agreed to use another agent one not normally used by the ST so this maybe the reason the auction notice is not on the ST web site. Would this put a disadvantage on the sale? Not having the auction listed on the ST page.
    There are 6 beneficiaries and one of them who will be called Tom here told the other beneficiaries that he preffered to use an agent he had dealt with and not to use the preffered agent the ST use . I think you can bet the agent is a friend of Tom’s (the beneficiary) as he really put down the agent favoured by the ST even though Tom had not dealt with this agent since 1998.

    Is it important to use an agent preffered by the ST as stated on their site?
    I really believe Tom is using his preffered agent for his or agents own gain. But try telling this to the other beneficiaries!

    We have a type of joint venture with my brother in law.
    We got the loan in our name but we each pay $52 per week towrds expenses etc.

    When house is sold we each get 50/50 profits.
    Now he is interstate and does nothing so he is virtually a silent money partner.

    We drew up our own agreement which said both to agree when property is to be sold etc and it was witnessed.
    Very simple and it has worked so far.

    We are looking to do another JV on another property that we have just renovated so if anyone is interested watch for my post under JV

    You can actually get a Real Estate PM to find a tenant for you and then you manage the property. That is you sign a rental property agreement for a specific purpose (not an ongoing agreement)

    We live in SE Qld. We bought a house in Woodridge November 2002 for $85,000 and thought that was good. They are now selling this type of house for about $170,000.
    Wish I had known then I would have bought much more!
    Prices are still going up but I believe are not selling as rapidly as a few weeks ago. All the buyers from Interstate BEWARE as the prices are being pushed up by you guys and agents love intestate buyers.
    Dont buy for 12 months and prices will stay the same up here!

    Thanks for replies. Have found out from Council that the house could be demolished as it is not heritage listed 1960’s and we maybe able to build new house, possibly units etc in its place.

    The land is not large only 541m2.
    It is on a main Road. We are also thinking of dividing the house down the middle with one carport each side.
    Put in two small kitchens/bathrooms/laundries.
    The kitchen would be IKEA style comes in flat packs so doesnt cost a lot.

    Leave it on one title etc and could be used as
    Duplex, Granny Flat situation,teenagers retreat etc.
    We think that it would be cheaper to do the renovations instead of building as the bathrooms, kitchens would be used by re figuring existing walls but will have to add on two laundries.
    Do you need council approval to renovate inside?

    Thanks for replies.
    The asking price for the house is $149,500 which is ridiculous. The sellerand Real Estate agent is just jumping on the bandwagon for booming prices.
    I feel more like $120,000 to $125,000 is more like it.
    Factor in re stumping etc to be done. We would do all work ourselves except restumping
    We would not live there but purely get the house to renovate and then sell.
    I am also thinking one of our children may like to rent there cheap!

    Only two left now!
    One is tenanted one is vacant.
    I am putting in offer now for untenated for $90,000 so I have to act quick and see if accepted

    Hi
    At the moment rent is $120 per week but with spruce up and all 4 done at once would cut costs up this would bring up rent.
    They have just come on market so waiting for agent for more details. As soon as I have more will let you know

    Something like this may be a possibility to run as a businees. Tourist attraction etc

    I think that you need to be available to go to the house at any time.
    We had mostly international students and some would not share with people from different countries etc.
    The long term students we found would find their own houses.
    The flooding of the laundry we could not prove as 6 people in the one house all said we didnt do it.
    Someone defrosted the fridge using a screw driver and no one owned up to it.

    The rent was good but it was not worth the hassle.
    It is much more rewarding personally renovating houses for us now!

    My opinion is no because:
    They will try to get away with things whereas a property manager keeps the distance between you and the tenant.
    But
    I have still had to tell a PM that I want a notice served on a tenant when the PM has been reluctant too.

    Woodridge is a mixture. Most of the HC houses were grouped together. These UR are very good as the whole street gets a makeover and it looks really good

    If you do not have a property manager get one as the tenants will try to get everything if they deal with landlord directly.
    They signed the lease as is!
