    Thanks Melbear,
That’s exactly what I’ve been thinking of doing, but first we need to get my husband out of this house. I am also 20 wks pregnant, so the pressure is on for him to earn money, as I’ll be out of action soon.
We are going through a huge obstacle or two, but we won’t give up. I guess as I approach my mid 30s I don’t have much time left biologically, so thought I should complete the family -and in the mean time we educate oursleves financially.
Like others, we have made some really stupid mistakes in the past, prior to discovering Steve, Jan, etc.

I have to agree with the book recommendations. I have read Anita Bell’s book and about to start John Burley’s book, which we bought at one of his brief seminars during the year. Yes, I still haven’t looked at it! Time is my main problem.

But it is now my main priority, apart form more family time.

An automatic savings plan is really needed, for everyone- I recall from Burley’s seminar. You should be able to put away 10% and not look at it util needed for investing, and even manage 10% for charity/church,etc. We don’t go that far, but we do sponsor a child in South America. I think this is important. It is about 5-10% of our income depending on which week it is.

    Hi everyone,
    I find this inspiring too.
But I would like to really know SIS how you got the bank to lend you the money if you only have a part time job?
This is our main problem, I work casually (but in a reasonably good paying field at about $45 per hour, and husband is currently unemployed but has a bit of a medical pension.

We have seen one mortgage broker who told us that even with a lodoc loan we could only borrow about $50,000.

(We own our own home-the mortgage is on half of it).

What I’m hoping for is perhaps we take that first small investment loan and make it as + geared as possible, thus showing how viable our investment plan is.
Then perhaps once we have done that, being able to buy our second one maybe 6 months later.

It’s really baby steps for us at this stage.

    Hi people,
I guess many people just “lurk” and try to learn. I find ppl here very friendly and helpful. I am used to seeing really catty behaviour on another chat forum (a well known auction trading site).
But the people here are very different, they are goal oriented and would not waste their time bagging others the way they do on this other site I visit.

i have not come here for a couple of months, as our situation seems futile.
I’m sure I’ll be asking for more advice and information, I might just need some lateral thinking.

    Thanks.

    Thanks again,
it is reassuring to know that there are “like minded” people here that could possibly help.
Well at least I hope I am thinking in the right direction.
It seems like a lo- doc is the direction we could be heading, as we have group certificates for the last financial year which I think is in a reasonable range.

If I need to contact a member, eg. Terryw, how do I go about that? I am really new to this site and haven’t worked out anything past posting.

    Thank you everyone.
We are seeing a broker that has helped our friends (in a different situation, butstill very happy)tomorrow night.

Should we need a second opinion- I wonder how many people on the forums are Sydney mortgage brokers?

I found it very interesting, especially as I felt that a lot of Kiyoaski’s books are style over substance.
While they are a good introduction to thinking differently, I think there is a lot of info lacking, which I suspect is so that people go to his expensive seminars.

Thanks for your help Gavin and Melanie.
With these types of loans, do they all require 20% deposit or is it just Mortgage House?
