I am also new to this site. I think its harder to find properties that are really cheap now adays. Especially in Sydney. But I’m pretty sure that you can find one somewhere in NSW. Just keep your head up and look for them. Alot of people in this site has found hundreds of this kind of properties. So don’t give up yet. As Mary was saying, go see a mortgage broker to see what your borrowing capacity will be.

How you must have a good credit history?
I guess that’s always the case. You must be able to pay off the loans without fuss.
I have my first investment property in the pipeline which I secured off the plan, I bought it with my brother through the Property Investing company I work for now… and I am in a commision base payments.
I guess I got through because I work there.
What will be my chances of buying a +ve cash flow property? Will I need to apply for a Low Doc loan.
I planning to have my cousin as my partner… but his self employed as well. So will this make it very difficult to borrow??

I have read 0-130 Prop. in 3.5 years and I’m starting to read it again so I can grasp more of what Steve is sharing with us in the book.
I am 23 and aiming to retire by the age of 30! but if I can get close to Steve’s and all you creative investors… I guess I might get to my goal alot less time.
From my experience it is really complicated.
There are alot of issues involved with setting up a company and then setting up a trust under the company. I set up a company with a few colleagues of mine that are willing to buy properties with me. There are not many property accountants or lawyers that have much knowledge with it. But when they do…. they usually charge you alot of money for their advise and structures of a company.
I think it is best for you to see an accountant that’s specializes in property investments. You know someone like Steve and Dave I guess []

Great Job! I am a 23 Years old, working in an Investment Company and I didn’t know much about +ve cashflow properties until I heard about what Steve has been doing. Well basically I didn’t want to start Investing at 30. I wanted to start now so I can do what I want once later on in life. What I did to buy my first IP was a joint venture with my parents. The only problem is that its a -ve cashflow. I plan to sell it later on once its made abit of money for me.
By the way, I used to live in Canberra and moved back here in Sydney around 5 years ago.
