I have landlord insurance through a company called RentCover (underwritten by EBM – see http://www.rentcover.com.au)It covers rent if a tenant leaves prior to the expiry of lease as well as malicious…the usual stuff
This particular insurance do offer vacancy BUT only after it has been vacant for over 90days, which is a very long time to have property to be empty…I would hope that in that time you would try and do everything in your power to get the place rented…even if it means lowering the rent….
I am not 100% sure what the terms and conditions in making a claim (perhaps you have to show that you have done everything in your powers to get it rented before they make a pay out) so you will need to read product disclosure statement and there is a $500 excess as well..

We purchased our first two properties using a buyers agent. We gave them specific requirements we wanted from these investment properties and these are positively geared!
We initially considered doing our selves but couldnt get over the fear and the hurdle of what is good deal and what is a bad deal.
So using the buyers agent allowed us to make a start. We have learnt HEAPS from the process of buying these deals…I now have more confidence in buying the next lot ourselves so for us it was definitely worthwhile.

Yes it is a GEHA lease.
Spoke with the REA and they are offering 7.7% management fee
good deal or bad deal?? I really just need someone to follow up when a repair is necessary.
I am also thinking of negotiating with them to charge me on a per call-out fee (eg. $50 per call when they need to go out for a repair)

Thanks for the quick feedbackHaving ‘appropriate clauses in place’..when i signed the contract of sale, it had a subject to building inspection…is this the clause you are referring to?
