    I am no acocuntant but if you setup the -IP and the +IP in different companies/names could you get a better tax saving?

    say if you are the main income earner put the -IP in your name/director and the +IP elsewhere.

    I am in IT not accounts but I hear a lot around the office [;)]

    But as Muppet said TALK to your accountant or financial adviser

    Just don’t forget the win-win policy

    you can increase the rent if you put in some extra security, lighting or something they would appreciate. It is tax deductable for you and you increase the rent by x amount to make it positive. Above all talk to the tenant they are people as well, who may want something and would pay extra to get it.

    If the lease is until 11 June 2004 you would need to do something for the tennant to justify the rent increase wouldn’t you?

    You have to check the australian buearu of statistics on the population trend and maybe research what keeps the town going ie: local mines? and if those mines are being closed by BHP.

    like any town spending a day reasearching on the net is better than spending a weekend looking for a lemon.
