    Hi Liz,
    We have a furnished place and furnished it thru Salvo’s or Op shops a lot more cheaply than 10000
    . Bear in mind that the return on investment is better being 20/week on 4000 than 30/week on 10000 and believe me the tenant probably will not care $6000 worth.
    I believe it has reaped some rewards for us in a flat situation and /but the flat next door, we have been told not to furnish because tenants have said they do not prefer it furnished.
    Houses, we have been told not to worry because tenants moving into a house usually have their own . General rule seems to be that a “furnished” tenant may not be a long term tenant. However, in the end it will come down to your P.M. advice or your feeling of the need .

    Hi voirin,
    I think a credit card can be useful in purchasing renovation goods and items for renovation or paying rates and water cost etc and keeping track of costs.


    HOWEVER you must pay it down completely and I am certain I would not be using the available cash for a “deposit”.
    Would that not defeat the purpose of buying Positive property . Huge interest payment would certainly knock any benefits around.

    Hi Roy,
    After a week cruising the Murray River and coming home to heaps of forum activity and emails I note you have kept the home fires burning and the topic on the “board” for the get-to-gether and I note your question as to what I think about the agenda/topics. And although the first meeting was fairly easy-going, I think that some sort of Q and A theme could be good. I believe that, even if we have no person there to give an “answer” , I am sure we could have heaps of varied experiences that may shed some light for the question-asker.
    As to other spects of RICHO’s ideas, lets see how we go and (once again) LET’S SEE WHAT COMES UP !!(as the actress said to the Bishop)
    I am looking forward to the session and Roy, can you give me a ring on 9703 4851 a/h if you have kept a note of possible numbers for “nibbly” catering.
    It sticks out like dogsb**lls that we appear to have some Tim Tam fanciers in our midst and I am equally sure that we will need some tea or coffee to wash down the nibblies. Pls give me a call one night .Thank you ,and will come and visit Tuesday / Wednesday evening for further discussion face to face

    Hi NikkiK,
    Boy do I have some ideas for you.Well yes and no!
    We have some strata units at Inverell we purchased June 2004.
    Paid 62.5k for each of 4 in block of 8.
    One in same block on market for 75k at the time and rents are not up to 11 second rule but we believe the capital growth should be fine in our case.Also had a look at house there at the time for 95k returning 165/wk.
    Another block of 3 sold for 145k returning 290k. I say this just for your info only and to say or suggest you call in and talk to Mike Ward and Joanne at Raine and Horne in the main street for some helpful advice with no pressure. In fact we found that r/e agents were so different to Sydney r/e’s. A lot more helpful !!I wish you well and I believe there is still some reasonable deals around up there and it is a great place to visit anyway.Would be very keen to hear your thoughts when you return.

    Check out westpac and anz for landlord etc insurance. Add-ons and types of cover will vary costs,eg tenants, fire, loss of rent, public liability

    Hi Dazzling and Pickworth,
    On a recent settlement we took out an insurance with First Title Insurance and I believe it covers risks associated with but not confined to conveyancers checks.
    eg “Insure you against actual loss icurred —-etc—the insured is orderedd to demolish, alter, add to or rebuild any building or part thereof on the land,”
    PLUS of course many other clauses !! Seemed a good idea at the time.
    To me it was a safeguard and I trust I never have to use it.

    Sorry, but for me it was never going to be this Saturday, or this Sunday.
    I, at least , am thinking of Sunday 11th SEPTEMBER , not August.
    And maximus,no topic, (at present at least)Just sit around and talk and we will see what comes up ((as the actress said to the bishop)).
    Some feed back for Gladesville area and sorry about that Craig (not really near the M5.)
    Have just spoken to Roy and he assures me that it will not generate into a selling speel with a captive audience, so anybody have any objections
    to having the next get-to-tegther at Gladeville on 11th SEPTEMBER at 4.pm . Instant coffee and some nibblies can be organised. And certainly a major change of venue compared to Parramatta and NO!! Parramatta is not out somewhere near Bourke ,anyway.

    I am merely writing this so as to keep the topic in the active file.
    I have heard nothing about a Sunday arvo meet–either pro or con.!!
    We have an offer of a venue at Gladesville but do not know if that is a Sunday is suitable.
    Or maybe —Geez —I don’t know !!!

    I am uncomputerised from 20/8 until 4/9 so would love to hear some ideas prior to those dates.

    how about Sunday 11th September at about 4pm and maybe coffee and then stay on for dinner if some are inclined to do so.
    Venue is open to suggestions with no malice indicated if your suggestion is not accepted,
    So some thoughts on this please.

    I hope you note, TMA, that your suggestion of a weekend was taken into account and this group is fair minded and you WOULD be welcome, at least the first time until we know what you are really like under that tough exterior you portray on the forum. Probably just a cuddly little pussycat, anyway!!!

    Greetings All,
    It is now Sunday and I have returned after leaving Sydney at 2am Friday after the Thursday meeting for a “leisurely jaunt” to “Places Far Far Away” where we have some property that had to be seen to .Sorry I have not replied earlier. I was pleased that the Thursday night meeting did not end up a “one-on-one” with me,myself – (whoops that’s three people) however I was sorry that xena has already said that 6 people turned up. I would have said there were hundreds and all queueing at the door. But hey it was good and would gladly meet again. I know we cannot please everyone as to closeness of venue and, it seems most people will travel, and with Summer coming on,!! Where will we meet next. ????? How about a special guest?? BOB CARR , he will have nothing to do soon — LITTLE JOHNNY also will probably have nothing to do. Poor old KIM is no opponent. OR on a more serious note maybe a mortgage advisor, banker ,insurance rep, or I know!!! —- a motorcycle mechanic —now that would be absolutely rivetting for me anyway.

    So come on guys lets have some feed back. Some ideas on Where and When.

    Thanks to those guys that were able to make it xena , once again have a great trip.

    I will be there at 6.30 because that time suits me and I will stay till later anyway, but because the whole thing is, or should be, informal, who really minds what time you can make it.

    Greetings and I bet you open a can of worms here because everybody will have a different idea.!!
    Our accountant suggested, “easy in, easy out” and we are a couple. Not partners (business) and I still am not sure if it is the absolute ideal set-up but maybe too little time to cahnge it now so will stick with that. Anyway good luck and will be keen to see other thoughts.

    It would appear you have some 116k in equity and it appears you already realise the potential of that.
    I do not see much point in paying down your property so you can increase your equity just to then go and borrow on it to buy property.
    Why not buy a property for say 120k and use 24k of existing equity and a new loan for 96k w/- offset for the new property. The extra income will pay both properties down depending on how you transfer your income/banking as it comes in.(All assuming you buy the right proprty)
    Country wise , there is still places around for 120k with rents of 240/week plus.
    As for another alternative, then I do not know !!!

    Greetings All,
    My reputation for organising is equivalent to organising a 1st Grade **** fight and that did not go well!!! (**** is FOOD. not what you may have been thinking)
    (la Porchetta, Cnr Marsden St(think), old church near Police Station)
    Anyway I will be at “la Porchetta” Italian Restaurant at Parramatta on Thursday 28th July at 6.30 pm for a possible discussion group (if anybody else turns up) Or I could be there for a nice cup of coffee and a pizza (if nobody else turns up).
    There is outside area under umbrellas and inside if it is cold.
    I will be riding so will have a yellow helmet handy and Steve’s book for ID.(if it is “****ing down with rain, I will just have the book and no bike helmet.I may be ugly but not stupid!!
    Agenda will be “no agenda” just like the forum , we will see what comes up (as the actress said to the bishop.)
    Some interest from “Wentworthville, Merrylands, Beverly Hills and others who can travel so thought this may be a place to kick off and see where we go from here if anywhere!!
    Munjy, as I have said –no agenda at this stage and Jaws1 sorry, a little away from Wolstonecraft.
    Please, somebody come and lets not make this another 1st Grade **** fight disaster.

    Maybe the dog is your “out”. I would think that if the pet is not written into and “addendum” in the lease then it could be you exit. I am aware that it is difficult to xclude a pet but the fact that it inside after strict request not to be, then they are breaking the laese cotract and can be removed .If of course they have a lease. If not , then you are having a course in tenants. Cheers Len

    Generally —I believe — two dwellings on the same block of land.Separate dwellings ie.Not two people living in the same house.
