    Great effect to have polished floors and yes go ahead and have it done. PLEASE note my wording—have it DONE!!! I disagree with grossrealisation about doing it yourself. Should be about $24/ sqmtre and I have seen some s**t jobs by self confessed handymen. 2 jobs I will not tackle—plastering & floor sanding.— Hiring equipment, rubbish removal, nail punching etc all “tits on a bull” jobs as far as I am concerned!!! Useless to yourself or anybody else.

    Geez Loueez,
    Back on the forum now at 9pm Friday after 24 hrs without this forum thingy!!! How did I survive ?????
    Welllll, Boy oh boy, didn’t the scotch help !!! (And the second and third and fourth helped even more and so say all of us)
    Petersham RSL on whatever date we said,–ah yes– that would be 2 more scotches please Pauline—on for each hand thanx! Yeah well 4pm on 16th –No!! no more for me at the moment thank you Darling–

    But I think that in all seriousness —things are bad when somebody says that— in all seriousness, I don’t think we are ready for a projector with all the see through things—no not your see through thingys Dear !!

    I think we can make do with a white board or nothing as the next meeting could be 2 or 3 separate discussions in separate groups. You go where you want and join in or move around !!
    Anyway sounds good at the time and watch it get shot down in flames as we all have a few more scotches.

    Okay Guys,
    I will take the bull by the short and curlies, sorry ,that should have read by the horns, and suggest 4 pm Sunday 16th October 2005 for Sydney Discussion Group Meeting 4.
    Also I have no info as to if the “List” got through to all ???

    Greetings All,
    I enjoyed the meeting also and am looking forward to the next. It would appear we will need some kind of agenda and to that I have spoken to gross realisation and he would be happy to take a discussion group separately and we could have maybe another 1 or 2 going also. ie: 2 or 3 different subjects going in different groups.(at the same venue of course)
    Although very interesting ,and would love to hear more, I think that g.r’s topic was a lot more than some people were there to listen to and discuss.
    Soooooo, a choice for attendees might be better.
    Maybe we could cajole a Mortgage Broker and also Roy might provide more insight as to what he does.
    I like the idea of a free venue better than having to pay for it.(At this stage anyway,) so some feed back on Toi89’s suggestion / offer.
    It would also seem that we can no longer do without some kind of agenda, so you should have our email addresses and might feel more comfortable emailing direct with ideas if you desire.
    Please keep on top of this subject and reply with any ideas asap and we could set an agenda or 3 a few days prior to meeting and retain other topics for the future.

    Bloody frustrating isn’t it.
    Don’t lose hope or ethusiasm, your property is likely to come out of nowhere.We all have been there and yes there is properties out there.

    NO not in flood areas, and not strictly to “11 second rule.” eg, My thoughts are “11 second rule ” is a guide only , the difference between property purchase price will vary . Rates will stay same , management fees will vary–and so it goes !

    We have bought in towns of around 10000 people and have for instance;
    1]Block of flats 187K, income $19968($264/wk)rates 2000/yr
    2 3]Set 4 strata units 225K,income $23400($450)rates etc 5816/yr.
    2]Block of flats 120K, income $17160($330/wk)rates 1200/yr

    As you can see 1st xample not starting at 11 sec rule requirement (12 mths earlier but is now) but still gave us positive income because of deposit amount and slight increase in rent due to “furniture addition etc”
    Xample 2 is perfect “11 second rule” but not very cashflow positive.
    Xample 3 is beautiful all round–and settled only 2 months ago.
    Keep looking mate and I have not “prettied the picture” for you.
    But “11 second rule” is wrongly named I feel. do not get bogged down with it.
    My quick overview is to multiply the puchae price by 1.3 and add $25 to that amount (for rates) and that was my determination to proceed further or not.
    EG: $100,000 pp * 1.3 +25 = 155.
    Rent needs to be 175 to provide 20/wk nett to us.
    I realise we may have to take into account pm fees but also consider that the purchase price is negotiable and the whole exercise is an “on the spot” calculation for follow-up or not.
    Don’t lose hope.
    Don’t place too much concern on “11 seconds”

    Visited the venue this arvo and noticed that parking is not real great.Looking on the map and coming off Victoria Road into Jordan st, there is very limited parking in Jordan St, however, there is a RSL at the bottom of Jordan St that has space.!!! NO, I am not suggesting you park there if you are not going to use the RSL????, I am just saying there is space there to park.NUDGE,NUDGE,WINK ,WINK.

    Think this forum is so long now that we have forgotten the important info—-The catering—-
    T-bone Steaks, Salads, Baked Potatoes, Fried Rice, Pavlova and Cream, —-all these things will not be supplied!!!
    Maybe just Tim Tam, and Chocolate Montes and tea ,coffee and sugar and REAL milk.
    Please be there as close to 4pm as you can but I believe it is better to come later than not at all and yes it is at Suite 33,Level3,1-7 Jordan St Gladesville.
    Maybe a mug or cup for tea or coffee.There will be something else to nibble if you are not a chocolate freak.

    Hi GTR-PSP,
    You seem a little disappointed that so many people have read your email and so few replied.
    Maybe because you asked for advice and so few people can give you advice. Ultimately it is up to you and maybe peolple will be forthcoming with info rather than advice. We, for instance have bought a mixture of residential properties ,ie small block of flats, and houses . That suited us and the houses may provide more CG but right now the flats are providing more Pos Income.Our situation is different because we started with a larger base of funds available (not cash as such I might add, but funds available) so as I said prior, every person is different and do not become irritated nor disheartened because we/they are not replying.
    Maybe we/they feel as they do not have any “advice” to offer.

    You want a story, well I’ll give you a story and true. And there is others who can vouch for this!
    Somebody has jus suggested bulk flats and it works for us. $120k purchase price and we chose to spend about $2000 to do fixup jobs for the tenants, anyway 122k say, for rent of $110 per week * 3 units. ie; 330 /week for $122000.
    The town has approximately 10000 people. We know that there is only moderate capital growth but to hold this property is our intention and use the rent as income later.As you say -“Its All Good”

    Hi globe, maybe of little help, but as a landlord, I just added a deadlock to a unit for our tenant at their request, so perhaps get on with your renting and maybe ask your landlord to change the lock or fit one yourself. You can always take it with you when you go.I am not sure how it benefits you to attempt to apportion blame.
    Anyway good luck, I just want the peaceful life.

    It seems to me that some of form for the meeting should be looked at and after reading some ideas from the attendees, perhaps a short intro would be a good palce to start. Make a note of questions and we could have a “brain -storming ” or “blame -storming” session after the intro’s. I would also suggest we have someone keep a general record (-and I use the term loosely-) simply so that if subjects come at subsequent meetings with new comers, it may be useful to refer back. If the idea has merit , do we have a shorthand person among us. Gee taht shows my age eh???I will bring some stick on name tags if you would like to use them and we have the use of a white board . It seems the need for something like this is evident by the replies and I look forward to meeting all.{{Actually the name tags are only so I can remember you, my memory is shot—what was the meeting for again and who am I ???}}
    There will be tea and coffee and REAL milk, but if you think of it, maybe a mug or cup could be useful in case even more peaple turn up.
