Hi All,
signed up today – took one hour. I must be a slo learner!Something about the Manager chewing gum while I’m with him is disconcerting. I know we get really casual in the Pilbara but that is just not Cricket!
Using words like “Lingo” and “penalties” inbetween chews and swallows is just not professional.Anyway, we will be on our way – the docs will be faxed off tonight and hopefully the moneys will be dispursed tomorrow – but who knows? I will be ontop of them like stink on a t..rd!
Happy none-the-less, despite the hair raising past few days.

Hi Milly,As the solicitor has acknowledged that you are due for a stamp duty refund then I would follow the conversation with a simple letter.
This way there is a written record that they will be providing you with a refund. Keep it simple. Stage one is to get the refund.
Stage two is to hit them for a refund of their fees they received for a task they didn’t complete complete correctly. Do this in writing too.
After this is all done then you will have a written record that the solicitor mucked up and this documentation may well provide centrelink with sufficient evidence that your father did endeavour to reduce his assets below the veteran’s threshold level.
At the same time you will need to address the issue of the loan. Without knowing the details I cannot see how you were provided with the money when your name wasn’t on the title – I am sure a learned broker will come along and answer this for you.

d charge them interest on the money that you have spnet, that they held (read used on your behalf). Even if it is only the interest your money would have earned in a savings account! Worked for us and the ATO! They muffed it and after querying it we were told to awaite our refund. It should only take 3 to 4 weeks! So we asked for interest! The little front office guy didn’t want to go for it so we told him to get his manager, nearly 5 minutes later he came out and said it would be arranged.I think it is claimable under lost earnings.

– Thomas EdisonWhat about a little additive in the contract of sale – where it states the name of the purchaser, for example: Mr & Mrs Jones and ‘Nominated Party’ or some such thing. I can’t recall exactly but on one of our purchasing adventures the offer was made in our name (wife and I) but because it was to be underwritten (read guaranteed) by my employer they wanted to be named on the purchase contract so the REA added “ and Nomine” – I think.
Would that not work in Redwings case – No stampduty, taxes or anything. He is simple added at a later stage to the title. Ahh, problem is getting them off the title!!Never mind – the company idea sounds very interesting! You people are truely amazing! I would never have thought of that.

it might be easier to move in FIRST for the 6 months and then rent it out as tennants might not like the “short term arrangement, and then it wouldn’t matter if you did give them a receipt!
And you get to know your house first hand – nobody can then pull the wool over your eyes and tell you that this is wrong or that doesn’t work because you’ve been there you know it!just a thought

I wanted to say something like:” …Haha…. “, but I’m about to be there myself by the end of the week (hopefully).I had a similar Angst when I pursued an IP ferociously unitl I got it and then I got cold feet! It got easier to deal with as time went on so, … thanx for the warning! I’ll try not to look at the accounts too much. But that’ll upset my daily neurotic routine! Don’t know if I can cope with that either….
Time heals most things …. 7 years! What did you buy? How much did you pay for it? That’s hughe!

give them a call, they have an 1800 number on their website. Perhaps they can asist in regards to the Legislation. If they want the business let them work for it! If other states follow NSW then pretty soon they wont have a market in Australia, so it is in thier interest too.OR they will tell you that their product complies with Legislation – after all it si RSPCA endorsed (or it was).
I thought it might be worth a try!

would it not be that they can recouperate more of the rental and improvement costs to them than the purchase price of the property?!?
Furthermore, should they up-size/down-size they can easily get out of the costs of the property – well easier than risking a loss at forced sale due to finances… so I’ve been told.Makes sense tough, if you loose business and have to carry a hughe fiancial burden while looking for another place to operate from which is more cost effective. Then possibly pay for that place while trying to sell the other bigger place….
Most commercial leases can be bought out say for 30 to 50% of the total value and, hence, makes moving on much more cost effective.

As the years went by the ‘Lot of money’ got less and less (they bought businesses and sold them after working very hard, but never at much of a profit). At a few times thru my growing life I recall them discussing investing in property and then letting these go. Each year they would watch for those missed opportunities and marvel at how much the value had grown and how much they should have bought it, etc, etc. Till today, they still haven’t invested in IPs or shares. Mother has passed away due to cancer and my father is now an invalid pensioner with no spare cash…..
I don’t need to be rich, loaded, gold plated! I just don’t want to have to turn over every dollar several times, contemplating if it is the best value for money I can get out of it! Or knowing that every dollar I own is already spent – it is just a matter of time for it to come into my account before the autopay system sends it on its way again, hoping I don’t get a fee if the funds aren’t there on time!
It would be nice to just pay it knowing that ten of its mates are just about to return to me!So I spent $2500 (yes – ouch) on a seminar that came to Port Hedland and met 40 other people thinking about investing. From here I bougth books galore (inculding Steves) and now have just about completed my second mortgage for our first IP. So it has taken 3 years to get two – and I hope that wont be the end of it! Now that my wife is on board, things should go twice as fast!

Just another word, some companies who conduct these operations sometimes get people signed up and billed for joining the telco they didn’t know they signed up to, all this is because the receipient of the phone call said ‘yes’.Yea they use voice recognition recording software, but they have to tell you about it at the beginning, otherwise it is not legally binding. Having said that, if you’re not on the phone to say ‘yes’ they can’t get you, can they! [satan]

as I said in the other post, I excuse myself by claiming my kids are doing something theyr’e not supposed to or some other lame excuse and leave the phone down. Sometimes my 4 yr old will pick up the phone and have a yack, but they tend to be gone when I get back, you know, after half and hour or so. I don’t tend to get too many cals any more, mabe the season, maybe my tackticks???????The first time is always the hardest! It gets easier.

tony – my thoughts were if your structure would encompas a PTY LTD as trustee for a Trust buying the house. Surely there are GST implications there?! I’m asking more than stating this, btw.
How does this work anyway? Does the PTY LTD pay GST on an IP?

$8/month = $96 p.a. vs $150……
but $600K @ 6.56% = $3817/month repayments while $600K @ 6.29% = $3710/month.So Cost difference is:
Fees $ 54 (against lower interest rate product)
Repayments $ 107/ month ($1284 p.a.) for low interest prod.
Savings of $1230 p.a. in front with Steve’s prouct!Steve is there any other fees on this product (establisment, valuation,application fees, etc)?

we use a device made (or imported by) Innotek (http://www.innotek.com.au/).
We have two Rotties and are very happy with the product (SD2100 – Smart Dog 2100) as it is water proof and can be left on the dogs 24/7, even when washing them. It isn’t cheap, but it is supported by the RSPCA (well it was when I bought it) as it is a non-violent dog/cat restraint.
Even our postie likes it (can you immagine having two full grown Rotties charging at you when delivering mail! Would be an impressive sight). The wire (and there is only one) can be burried underground (or use a spade and make an insision in the ground and just push the wire into it).
And yes, it is like a shock you get from your car (depending on your setting – it might be a tad bit stronger). Unfortunately I can vouch for that from personal eperience [blush2]. Lets call it troubleshooting and solving the issue by accident while holding the collar in one hand! [grrr]. Hehehe, kinda funny when I think of it; I laughed at the puppy as it got a zap and ran with a mighty yelp to the back yard! What goes around comes around, hehehehe.BTW – I bought mine on ebay and saved $100 (minus the cost of a new power supply).[grad]

When they start their sales pitch I listen for a short while and then excuse myself as one of my Children is about to kill the other, and put the phone down.
Nobody has lasted 20 minutes yet. Done it three times so far and they must be taking me off their list as I havn’t had any calls; at all! I hope the last call wasn’t my friend!…..
