as41, it seems we have been unkind to you on two of the threads you’ve started. Sorry for that! [blush2]
Please can you start again from the beginning with as many of the facts as you know! Like Is it really a brick house? Is it Brick Veneer or double Brick? What condition is it in? Why is the current owner looking to off-load it for free? Why don’t they renovate it? Is it on conrcete or on little stilts? Etc……We don’t often hear of ‘brick’ house being removed as it is very costly and the return is not “better” than building new. The more we know te better the opinion or suggestions will be.

I have just found out that someone at work is trying to get rid of a 3 bedroom room brick house for removal.. Its in good nick, old inside but structurally good. Nothing that a doog makeover wont fix……
I could get it for free and perhaps not even pay removal costs.. . Problem is I dont have a block of land….What would it take to seize this opportunity to perhpaps get a +ve geared IP? Obviously it woudl be easy to buy the land but then the time neede for permits etc.. would take a long time I expect… anyone got any insights or experiences?Snowflake
Well, you could see if the owner will give it to you for free for a time period (ie: gives you 1 month to remove it). You then chase up the local and close house recyclers and see if they are interested in buying the house from you – they come and remove it you collect the money. Something like Martin Ayles has done (as per audio)
Perhaps, to be fair you’d offer the current owner a percentage of the deal – keep the work place relationships nice!
Could be a win-win-win situation! As long as you can find some-one who will buy the house and remove it for you. If not, then it reverts back to the original owner.

Nah, Auzzie, it’s been down for more than two weeks now. I have been discussing this point with my wife quite passionately for a while, but she wants us to follow the watering instructions to a ‘T’.
I have already backed the watering off quite a bit and, lowe and behold, the Lawn has improved, BUT the bottom corner is still growing algea!
I guess, the opposite to rolling it up and re-levelling would be to top-dress it with some sand. I suppose I was waiting for the magic cure: sprinkle a little of this on your Lawn and …. just add water!Cheers

Calvin I would say that both technically and realistically the problem is yours. the builder is building you a house, not worrying about your gardens. Note that because something is labelled as a “house and land package”, you still bear the responsiblility and are basically a developer, albeit a small one.Thanx for that. I obviously need to look into getting insurance soon as building is due to start in Jan 06.

The Bureau of Meteorology has predicted temperatures to be several degrees hotter than average this summer. The early hot weather we’ve been having is probably a good sign of things to come.As Ausprop has mentioned, weather here in Perth (or WA) has been weird, to say the least! I live in Port Hedland and we normally have a stinker of a time right now but the evenings are still quite cool. During the day it gets up to a balmy 37-40 degrees but at night time it is quite pleasant with mid to high twenties. We got some rain in the general area so it is a bit muggy….[sunny], but you get that!

Go with Derek on this one! While you do that, keep reading keep looking for the next IP, keep doing the numbers! When the time has come where you’ve got the finances, you’ll know it and then you go to the bank and let them know that you can borrow the money – it just up to them how much they want your business as to how good a deal they offer you. You can then let them know when or even If you want to take their offer.

It is this that most of us have objected to.Now, foundation still presents a view point that isn’t always ‘mainstream’ but in a way that doesn’t rub every-one up the wrong way, and the information given is received much much better. We are all the richer for foundations contributions.

Invest in your family first (most if not all published investors say that) then invest in other things! Who else are you going to share it with if you have no family?

looks flash…..I still think that the R.E.S.U.L.T.S. forums should only come up if you are registered with that program! As in, for myself who hasn’t registered, when I log on I should not be able to see the list of topics posted by that group. I can’t access it anyway and I would have to scroll past it every time I log on. I know this sounds lazy on my behalf, but I feel more like it is ‘rubbing salt in the wound’ as it wasn’t my voluntary choice to miss the program![blush2]

despite how you word the nominees i.e. “and” “or” whatever between them, the WA state revenue dept has adopted a mentality that all these parties are nominated, so to use just one party means transferring from all the other parties.means that Calvion@34 and/or nominees does what you have mentioned above, just before settlement onsells it to ABC Pty Ltd at a cost of only $20!?
