Hi wayne,
for those fancy types of edges they often use a Router. Different router bits give you different effects. Can be used on almost all wood finishes. When I grow up I’ll buy myself a router, too.Taking the wood to your local chippy might get you the desired effect. Yust take a sample along so they can see what you are trying to achieve. In normal circumstances the offset is attached to the non-deductible portion of the loan, but in this case you may want to take advantage of your employer paying 80% of the interest on your PPR debt.would it not be in my best interes to still do it the normal way and pay off all the non-deductible interest despite my employers efforts?
I can then use the equity in our PPOR to buy another IP faster? Would that not be better? I like your advice but my wharped sense of logic doesn’t get it. See then the new mortgage again is tax deductible, yes? As it is used for making more money (as in the purpose of the loan is for making more money).

I would love to help you but this is soooooo far over my head and I can’t say as I’ve heard any-one else talk about this that you might be a pioneer at this stage! On one hand that’s whooping great! But on the other, you’re on your own unless you can catch up with the likes of Peter Spann himself.

Offset account (against PPOR receives all income) and electronic deposits and withdrawals maintain the comings and goings of the accounts and the various transactions. This helps us reduce our monthly non-deductible interest bill with the assistance of rental income receivedDerek, just to paraphrase: Our current mortgage is with ANZ Bank. An offset account would then be with ANZ although other mortgages could be with what ever bank gives us the best deal at the time.
All rent payments go into the offset account (including our wages) and all mortgage repayments come out of the offset account, irrelevant as to the Lender.
All interest accrued by the offset account then helps pay our PPOR mortgage further reducing our loan (ontop of our actual mortgage repayments).Correct so far?
In our situation our core banking is with Westpac but we have other loans with other institutions Ie simplistically 20% (edit inserted or 10% depending upon your strategy and beliefsCall me stupid but I don’t understand this. Just when I thought I knew enough to set up my empire, I learn a whole lot of new stuff. Just goes to show, you never know everything!

Its the only reason I left my last employer!
I used to work for a bus contracting company and helped the owner build his busines to twice its original size. I feel as though I own pert of it (even though I don’t). Made me feel good to know how much effect I can have on a business.
BTW, the owner is doing very well financially and he is my mentor, so to speak (and unofficial). We have a good relationship and I have left on good terms. I knew that he wouldn’t be able to afford to give me the same perks and so I had to make a hard call.Cheers

of corse you are correct! Minor glitch in the mental calculations. The numbers were taken from the vast depth of my mind (except the value of the PPOR and the Mortgage) and I tried to illustrate my thoughts.
Not original, but I had to work them out none-the-less as I don’t recall any-one spelling them out like this before.

this offset account would entail me banking with one finacial institution, correct?
Currently we bank with CBA (because they’ve been good to us) but, because of my employers Home Purchase Plan, the mortgage is with another Lender. It’s a bit messy, but our intent is to be here for 6 months and work on debt reduction to overcome the financial ‘Sin’ of instant gratification. Then it’s upwards and onwards! I may have to go with the lender of my current mortgage as my employer pays for 80% of the interest that our mortgage incurrs and I’d be a fool to give that up easily.Cheers

sounds like you are a person I should get to know (mentor wise). I have just started out actually buying, not just planning and trying, but there are areas in Perth I’d like to get into to do something similar to what you have proposed here on this post.
Just something else, I was suffering from the illudion that you need to have a ‘licens’ to wrap. Because you are in a way ‘lending’ money. Feel free to correct me, I admit to not knowing much about wrapping at all, but that bit seems to pop up in my mind every time I hear wrap.

Collingwood, always a power, came back to top the home and away ladder in 1905 with fifteen wins and two losses, two and a half games ahead of Fitzroy (second) and six games ahead of Essendon (fourth). Carlton (third) recruited fantastically well – five of their new names were ‘Mallee’ Johnson, Frank Caine, Rod McGregor, Charlie Hammond and Nor- man Clark, all of whom were to become champions. The two semi-finals resulted in great victories to Fitzroy (who more than doubled Essendon’s: score) and Carlton (who also more than doubled Collingwood’s score in a real boil-over). Percy Trotter, the brilliant Fitzroy rover, kicked six goals in a match-winning performance against Essendon which was a record for any finals match.The following week, the two winners met with honours going easily to Fitzroy, who ran right away in the second half to win by over four goals. This meant that they were matched against Collingwood (who had been minor premiers) in the grand final. Collingwood, despite their humiliating loss to Carlton in their semi, were equal in favouritism with Fitzroy but no match in ability as it proved.The Maroons won the toss, and a slugging first quarter produced a total of only four behinds, three to the Maroons, and an equally hard second term saw the scores level a one goal three each when the interval came. On the resumption, Trotter banged home 1 goal for Fitzroy from far out. This sparked Fitzroy and after three near misses Brosnan and L Barker added further goals, before Pears replied on the bell with a shot that left Collingwood fourteen points down. Both sides had injuries by then – Condon for Collingwood and Sharp for Fitzroy. Then a scrambly but hard fought final term resulted in only one point being scored (by Collingwood) which left Fitzroy victors by thirteen points; their second successive flag and their fourth in the nine years of the VFL. When one bears in mind that they lost two other premierships by less than a goal in those years, they then must stand as one of the greatest sides in the long history of the VFL.

I only came accross your thread today. My father origianlly wanted to do something like this (WA) but it fell thru because he couldn’t raise the capital. I got excited when he started as I am for you, simply because it would have been the once in a life time deal for my dad and he would have had some substantial $$ behind him and my parents could have had their dream of holidaying in europe and still have money to live on. At the time I was really into girls (somewhat younger than today) and didn’t pay a lot of attention. One thing he did mention was that he would have to advertise the lots long before he was ready to sell (kind of like they do today in new developments) – people send in their expression of interest with a $1K down payment, etc. Perhaps some home builders might be interested in ‘modeling’ new display homes?Anyway, sorry again for not being helpful.

Just quietly Kay, I know what you mean about the other REI sites. I was most disapointed to find them, well, not up to what I’m used to. Before our recent purchase, mys wife and I had plans to buy in QLD for her parents (they couldn’t buy and so would have preferred to pay off our investment rather than some-one elses.
