    Well yes, Steph, I believe in dissapointment therapy!after reading George Classons “Richest Man in Babylon” I have been adamant that I will teach my children properly! I wnat them to be able to know what little I know now so that when they are my age they know (hopefully) trwice as much as I do. Our children are only two and three, but at this time I am ‘training’ the baby sitter who just loves to spend all her money on other people. AArrrgghhh! She is the daughter of friends of ours and they don’t mind me helping her manage her money better (they have tried and failed).
    So far we are at 70/30 split level! Save 30% and blow the 70% on anything you want! I intend to do the same for my children! I want them to get the different mind set from the start, not have to go thru life like I did and now I have to work doubly as hard!

    As for the housing statement, my wife and I picked up very early on that we need to look at houses in our price range or below. Then add value (gardens, retic, etc) and use the equity for the next house and work forwards. Using leverage will increase our money velocity! Boom-boom. Friends of ours that have gone the oposite way, are indeed struggeling and must retain their current jobs or loose everything!

    Funny thing is, I have learned that “Religion” is man’s spin one the bible. That is, their interpretation combined with repetitive rituals and sayings. It also leaves it open for disagreement and fighting (thinking of the Christian Crusades, why we have Catholics-Baptists-and so on, etc) – so it is essentially “man-made” and so fallible!
    Being a Christian, as outlined by Geo, means to follow, or emulate/copy or become like Christ. So as humans, we are fallible and as Christians we try to become like Christ, and hence better ourselves. Christ only gave us two commandments (1st to only love God! and 2nd to love thy neighbour = every one). With this point, the word tollerence becomes mute as we are supposed to love the person – not their behaviour.
    I see a huge difference in being Religious and being a Christian! In my efforts to be a Christian, I don’t take on more rituals, but I read and learn from the bible on how I should behave and treat others! Granted, I don’t succeed as much as I like, but it is a work-in-progress!

    As for Chrisitans trying to merge evolution (or its time line) with the bible, I want to remind you that Christianity is about beliving in God and that the bible is his living word, so when evolutionists say millions of years, I want to know if they have been there from the start so that they can say that with an authority! Otherwise, the bible says days and I shall believe it as days.

    Whoops…..this’ll be interesting…..

    I concurr with Scott,
    the price of that house I mentioned is true, but the market here fluctuates wildly. We haven’t seen such high gains here before and it has, with out a doubt been influenced by what has happened in the rest of the country!

    KP and I just wanted to ‘call-to-order’ the comments made by some-one who, in our eyes, hasn’t done their homework. It isn’t to say that that person doesn’t know what they are doing (I don’t know them); and the pashion of our language reflected the level of condescension perceived. I appologise for the language.

    Port Hedland 3×1 sold in 1996 for $160K, sold again in 2002 for $224K, sold yesterday for $475K. WHo’d want those kind of CG?!

    BigBen,
    even if the tree isn’t mostly on your side, don’t you have the legal right to cut off anything protruding over the boundary onto your side!?! Perhaps you should check with your local Shire/Town/Council on their regulations.
    Have you spoken to the neighbour? He/she might be of the same oppinion as yourself. You could combine your efforts……

    Well, Redwing, not really. Port is the more scenic but it is also very much over priced![cigar] Opinion divides……
    I actually live in South, as I believe it is more affordable. As for the temperatures, yes, it is about time that we come out of this arctic climate! Brrr, 27 degrees is a little too cold! Bring on the mid 40’s![biggrin]
    Only kidding! Thank goodness for Airconditioning!

    Hi all,
    I have spent about 15 years of my short live in Europe and I can tell you that there is plenty of racism every-where! So in an age of ‘Political Correctnes’ lets be a prick to every-one! and don’t just pick and choose as you see fit.

    I believe in the Bible and will do my bit. What you do is your choice, just don’t be surprised by others response.

    FYI BHP Billiton has just rejected the “relocation of all Port Hedland” to a location is South hedland! I was at the local Town meeting, so if that is why you are investing in the Town – here’s a heads up!

    Hi Carly.matt,
    I would agree with Ozi on this one! It is a great tool and once you use it, you wil modify it to suit yourself, as I did. It is great for getting started and, if you find nothing to customise, then I can’t see why it wouldn’t be a great long term tool!
    It has helped me interrogate the REAs and weed out a lot of the ‘Bull’, and it does help give you a more ‘Respectable’ image! Initially, because of my serious lack of knowledge, I used to get pushed around, but didn’t know how to overcome that in a win for me. Once I got the templates, I wouldn’t let the REA dictate how fast I would inspect a home and what info I would get. So for me, it was well worth the money and now I get to see the houses I want in the time frame I want and I take away the info that helps me make better decisions (hopefully).

    As for searches, there are a number of larger national REA sites, one of which is: http://www.realestete.com, http://www.landsearcher.com.au and http://www.homesearcher.com.au
    just to mention a few.

    Good morning Yack,

    a timely warning, I agree. Most of the newbies (myself included) are looking at things way too ‘best case scenario’. I have the benefit of being able to speak to a person that is investment savvy and I use his skill (yes he is successfull) and knowledge to bounce ideas of. My last project was very CFP and I got so excited that I double checked all my info before I went to see him. He pulled it all to bits and then gave me advice on why he did that. Basically, as you’ve pointed out above, if the interest rates go up to 9% I’d be cactus! So I have revisited my plan (and got a second one from TerryW) and nutted it out, based on the high interest rate!

    For me, I’d like to see more of an evaluation of individual ideas with What if the mudd hits the fan disections!
    Newbies are getting the idea too easily that PropertyInvesting is like going to the supermarket, just use the 11 second rule and choose something off the shelf!

    Hi ozi,
    yes I have one of those evil things! Virgin M/C doesn’t have any annual fees and we are currently paying 12.4% interest.
    Nothing really good or bad to say – it is a credit card BUT Virgin buy their credit from Challenge (Westpac Banking Corp) who we left for Virgin (funny enough) and their internet statements are allways late! I check my balance daily (old habit of being a bank jonny) and it can take them up to a week to catch up with your purchases before they list tehm. Another irritation is that they sometimes block uot more money (availablility) than what you’ve actually spent. This usually happens around Christmas time! That can also take a week or two.

    Their benefits relate to ‘Mates Rates’, something I can’t tell you of, because where I live their Mates aren’t! So if you live away from the CBD and aren’t in a position to get there easily, you miss out on them. I didn’t get the Virgin M/C for its benefits!

    Well, now that my retirement has been sorted out (BTW Thanx to jsandso), I now need to work on the income side of things! Perhaps my father can benefit fromthis information now. I’ll get him to ‘test-drive’ this solution for us.[cigar]

    your best bet would be to go thru a mortgage broker for guidance! It isn’t just the finance you need to worry about but the serviceability 9How you are going to pay for it) that will affect your chance of a Home loan!
    Are you elligible for the FHOG? Do you have any savings? All this will aid in giving you some good advice.

    Hi guys,
    when I first started out on the investment trail, I was given the option of showing the improvements that I wanted to do, in note format – listing my costs, and presenting that to the valuer to be included in his valuation.
    To make that a little clearer, the house we wanted to buy we managed to get for arround $15k less than the asking price. But the house was abandoned and needed windows, painting, carpets and the garden needed to be turned from the wasteland it was into a garden.
    So we got written quotes for everything we wanted to put into the place and showed them evidence (photos and a letter from our landlord) of the work that my wife and I had done on the house we were renting and asked that the proposed alterations be included in the valuation. The bank supported us (CBA) and, if the house wouldn’t have been so FUBAR’D, we would have gotten the loan for the house and the proposed repairs.

    This might be an avenue to explore robo!

    And Karratha is 242Km east-south-east of Port Hedland!

    PS:north WA below to the left of Broome!
