Mortgage brokers usually have more than one or four lenders available to them. So while you could spend a lot of time chasing different banks for info while trying NOT to apply until you find THAT deal, they can shoot of info to all the lenders they are accredited with and then provide you with the best options.Repeat business is always a good insentive for them to treat you well, but having said that, there may well be some that really suck you into some thing.
I haven’t had that displeasure as yet.If you go for something like a I/O loan with lumpsum repayment options, you might find it the best of both worlds – good cashflow and principle reduction. My opinion only.

I know this has been asked before, but, Steve what actually happened?
I think most of our opinions have been fully explored, sot it would be nice to see what actually happened. I think you’d be pretty safe to expose yourself as there are members of all camps present here (ie: camp “Get-stuffed”, camp “Aw,-you-poor-thing,-yes-I’ll-give-you-money”, camp “I’ll-pay-you-if-you-find-me-more-IPs”, etc).
Perhaps you, Brent, could follow this up on our behalf?!

Sorry it took so long to get back to you (I have been busy at work – surprisingly).
“if it is desired by the building companies”?this is a bad chioce of words. I was reffering to the construction companies involved in the development of Karratha. As in companies that build pipe-lines and Mining sites – Harbours for Iron Ore exportation, etc.
Hope that clarifies my earlier post and, subsequently makes it helpful.

if you can fix the insurance issue, why worry? You have income, less wear and tear!
I’d be inclined to set up a gardening service to take care of the garden, and the REA to get the mail – they are supposed to manage it, aren’t they? Why dream up fantastic may-bes’ of Drug lords and wars and who knows what else. These people may actually have a reason for their behaviour. These cost can / could then be forwarded to the tennant by reason of Insurance requirements (just a thought).Like I said, this would hinge on the insurance issue being sorted! Other than that you ‘d have to check your legal standing before doing anything. Calling them caould be misconstrued as harrasment!

you’d best of checking with the local REAs for their sales. I found this to be quite effective (for smaller areas – mind you).
Other than that, you could buy this info from the States Rei website (from memory), just type in http://www.reiq.com.au or do a google search on real estate institue of QLD/ SA – then contact them.Hope it helps. I have gone thru the local REAs, but I live in a rural area.

Karratha is similar to Port Hedland in that Govt leases are great long term (as long as you don’t jerk them off), but, with wildly fluctuating populations you are exposing yourself to greater risk. I know that there is some development going on in Karratha at the moment 9not sure how long it will last) and that is where you make big dollars (if it is desired by the building companies).Do you go and find private tenants and miss out on the long term Govt lease? I don’t know. I like to Govt thing because it gives stability (and it iscertain for the time of the contract!). My opinion.

I also understand where you come from. It has taken me nearly two years of constant talking and showing and calculating and proving to my wife and NOTHING. Then one day, we were discussing the difference in budgeting (my way and her way) and suddenly she changed. She came to me and stopped me from over capitalising the house we live in, because it is an investment! [blink] Jaw dropped to the ground.
Like you, she has to be ready! Stay focussed, learn all you can, be positive, share everything with her with enthusiasm, and I bet you, she’ll either let you do it and she’ll go along OR she’ll come onside and when you go overboard, she’ll pull you back into line! Mark my word!
Women are awesome, you just need to find that switch (not meant to be derogatory – so don’t come attacking!)

I’m with ozi on this one!
I have been out of it for too long for me to be pushing my own barrow. I seem to remember, though, eating fat free meat (mainly chicken – without the skin) and tonnes of pasta (I know that that is propably the wrong thing) heaps of vegies. I started in the gym because I liked this girl, she left and I had 6 months to go on my membership so I got more serious. Once I changed the diet and the workout got more and more intensive I started to get “the Buzz”. That is basically what happened. After a year I had to alter my routing because I lost ‘symetry’ and started to look seriously deformed! After five years, I was able to goof off for about four before I lost most of the energy and physique. Sad realy, working 12hr shifts realy busts up ones routine…..

(I just looked at this site and it seems to be good info – aimed at women). Sorry, I have looked at investing as a family effort (ie: my wife and I) with teachings (books, forums) and then converting that to experience (getting out and doing it!). I haven’t looked for a mentoring program such as the ones mentioned earlier.Hope that helps.

When I was young (last week) and went to the Gym, we often heard of “Gym Junkies”.
These were the aerobics junkies and weight training boffins that would spend their own time in the Gym with Gym friends, doing Gym, things, ‘Walking the Talk’, etc.
After a year I turned into one of them! The energy boost you talk about – I have felt it! For me and the other junkies, it was the work-outs that boosted our energy! I remember being able to sleep for 4 hours a night and being more refreshed than I am now after nearly 8 hours! I must make more effort to go to the Gym again, Thanx for the wake-up call!The secret, for me was to regularly ‘shock’ my body. Change the weights or the reps or the number of sets. Working 9 hrs a day going to the Gym at night and being so allert and awake is an awesome feeling – I miss it now, come to think of it…..
I, too, wanted to be like Arnold, but with-out all the drugs! All my muscle has since congregated around my waste (at least you know I’m on the level! – The bubble is in the middle! LOL).
