    I was just looking at Wank Bests Light Home loan. It appears (on the outside at least) to be one of the best on the market.

    After such a glowing refrence from the Dev. I was almost sold, but I want an offset account so perhps not for me.
    Lets have a look at Homepath, STD var. Hm Ln, min $10K, no fees, no max, LVR97%, BUT do they have offset????

    TMA, TerryW, et all, any info on HomePath????

    marsden has propably given you the easiest way, another is to give each property a separate ‘Heading and then repeat the accounts below each as sub headings – rather messy, but it works. It summates the individual IPs costs in the header account.

    ….although, if you own them (with the banks) the accoutns could be set up as a sole trader (or company if that is your financial structure) and then it doesn’t matter as you could use one set of accounts for all houses.

    ….stick with marsdens suggestion.

    You have a deposti on a block in Capricorn, Rob_W?

    I tried to get in there, but was unable to be physically present. Apparently people were camping out infront of the Sales Office to get a block near the ocean! The agent wasn’t able to take an Absent-Deposit (like an absent vote) and so I missed the boat. Just gotta keep an eye out for more available Property.

    And another thing – what is it with kids in pools and screaming their heads off ?? Why is it, that when water touches their body, they have this primeval urge to scream their lungs out…constantly…for hours on end….every time ?? Why can’t kids play in pools without shouting ??

    Mine is similar to yours: –
    Went to school with a boy named Wayne….Kerr. Never sounded the same at assembly!

    My wife and I spent a lot of time looking at the combination of names and their abreviations – we didn’t want our children to go thru what I went Thru. My real name is Elmar…..don’t have to be a brain surgeon to see what I went thru. Glad I’m 6’2 and have big paws,.. erm, hands……
    Once the initial joke was out and other kids seemd to get headaches from calling me names it soon stopped (to my face anyway!).

    Isn’t it good that we grow up!

    Met my wife while owning a 1982 Toyota Corolla P/Van. crappy paint, dings and dents everywhere – she still married me so haveing a nice car isn’t as vital as first thought!

    We bought a new 2001 Hyundai Excel with all the fruit but it will have to last for many a while yet. We bought it because we were about to have Number one child and she didn’t want to be climbing over seats to put #1C into the child seat.
    Bought new, enjoyed it. Now we want other things, like being able to stop working when we want, not when our employer thinks we need to go!

    Choices……..

    Robo,
    no, the spa is on a metal frame (for cylone reason) But I intend on building a pergola around it (out of Duragal – again for cyclone reasons) and open it up to my lounge room (via French doors) – once the refinance is thru! It is a lovely 3 seat, 1 lounge spa. Needs a little TLC, but on the hole is good value (@$750)!

    RE: the pool being pushed up – basically if they contractors push the sand down the side (to back fil around the pool as part of installation) it has happened that some of the sand was pushed too much under the pool thereby pushing it up out of the hole. Makes sens?

    Hi Robo,
    friends of ours have a pool. Dad wants it out so he can put on a bigger shed.

    pro:
    kids learn to swim ealry and so a re safer near water! His daughter can swim the lenght of the pool (partly underwater, but hey) while my son (same age) has a big win if he makes it accross the width of the pool. Also he needs much more supervision. Other pros are as above.

    cons
    pool installation – if the sides aren’t filled properly, the sand will sag ever time (and water overflow) and that would ruin any paving or undermine the concrete. Long term issues.
    Another thing I have seen is that the pool might rise when the sand is backfilled against the walls (outside!). A case of the sand being compacted under the pool and pushing it up!
    Once the pool gets to a certain age (unsure when or how long – I just knew the one my parents bought was one) the walls need more attention (less sealed or smooth) as more algae attach and you can’t bomb everything with Chlorine and acid!
    If your pump and filter poopp themselves you are up for big $$.
    We went for a spa – small pool! Hehehe. I’d like a pool, though.

    Hi all,
    aside from the personal interchanges about charging families, etc (sorry! Don’t want to inflame the situation further); but I may be missing the fundamental point of the FHOG!
    Is it not a requirement that the recipient live in the house for at least 6 months within the first 12 months of ownership?!! And as such you can’t use it as an IP?!!
    Perhaps you are all past this point…….

    Dale GG suggests (after you have consulted your Lawyer and Accountant) that if you were to set up a Hybrid Trust and bought units in that trust (ie: give it the borrowed $$) then it is seen as a separate investment, and if making a loss, can benefit him with his high Tax bracket.
    I do however agree with you that the rest doesn’t really help him now, either way. There is also a note in Dale’s book that states that the Tax office is looking at people that transfer their PPOR in this fashion – something about it not being for investment purposes but for for personal gain……. Can’t recall exactly.

    Matt,
    Have you called the Principal? No point in getting your knickers-in-a-knot over some agent being difficult.
    Allow them to state the relevant law to you over the phone, that states that a faxed offer is not acceptable/illegal. If you don’t get satisfaction just go up the ladder, find the owner and tell them some-one is bound to end this frustration, one way or the other. Best of luck! Hope you win.

    We too have been using Faxes on our O & A’s.
    As long as the original is signed in the end, there is no reason you can’t negotiate in writing and fax it thru.
    Our originals are handled by our Settlement agents so in the end you sign the original anyway.
    Sounds like the agent is either wet behind the ears or doesn’t believe in you as a viable customer! Perhaps you should go to the Principle and express your concerns. If they tell you the same, then you know who not to deal with. Once a letter is then sent to the owner (get some of the info from the Governor Generals Office) explaining what is going on, you may get what you want or you’ll discover who is behind the request for “signing original only”.

    I Had a very similar introduction to Investing!
    Young guys talking up the investing and making statements that “Capital Growth” is King and so on.
    Great until you learn that the intent of the spend money is what determins its Tax Deductibility! So your CG grows, and so does your non-deductible debt! Sounded good for a while, too bad if your CG aint goin up!

    I like the theory that a trust (or entity) that you control buys everything, assets that allow the purchase of other things like boats and cars, while I own nothing and pay nothing but get to enjoy it all.[strum]

    my property manager ordered repairs to my property without authorization from me. What action should I take. neccessary or not I like to be informed. It wasnt an emergency repair either. I was not impressed!!

    we picked up a citten from the Vet (save a citty), I wanted to call it ‘Squid’ (‘cose it got a squid-eye!), but my kids (who love Monster Inc.) called it ‘Kitty’ after the big blue monster……[blink]
