    Where abouts is the Dev???
    I live on the Gold coast and have gone into to a couple of off the plan for 700k each..

    Are you going to buy to flick or buy and hold??
    try to get hold of at least 2 bed + study… These are easier to sell and rent…

    Can you use a deposit bond?? will developers accept one? If so thats going to allow you to keep the major part of your deposit liquid and put to use somewhere else.

    Anyway thats my 2 cents worth..

    what sort of terms would a loan like that have??
    Would you have to start paying b4 or after they’re built???

    I think the bank actually says that you need 30% deposit on commercial property.. Damn them..

    As far as not buying property because you would have to deal with unemployed people.. Why couldn’t you stand it??

    They are real people with lives, be them unemployed lives.. There is a bonus with unemployed people especially long term ones and that is that they get substantial rental assistance which helps make them regular.
    Simple way to not have to deal with them is to get an Agent to deal with them for you..

    The government is giving us these tax breaks to house these unemployed people and there happy that they’re not..

    I will definately glue myself to the local/ national and rural news alot more now…
    Isn’t there only 24 hours in a day??? cor ohwell.. Speed reading course here I come..

    I will let you know of any successes I have in this area too.. Currently wrapping up (not Wrapping) a couple of commercial property deals up at the moment..

    Hi..

    It really depends on the terms and conditions of the contract..

    But a few things to look for could be..

    1. In accordance with the pest and inspection report. If anything had arisen from these reports and the vendor had agreed to fix. Then make sure that they have indeed fixed the problems..

    2. You could have a vacant possession clause so you have to check that it is indeed vacant. Anything that is left in the property when the settlement takes effect becomes yours.
    I didn’t know this when I bought my 1st property and I gave the venders a 8ftx4ft snooker table back.. After they had been extremely rude and unreliable too…

    3. check for any damage that may have been done since you did the first inspection and make sure that all the fixtures and chattels are still in place. Your solicitor can and will hold back funds if you have any issues here.

    Where about’s did you find these blocks?? what was the cost for them??
    Were they strata or freehold title?
    whats sort of yield are they?

    My wife and I are interested in doing the same sort of thing and just looking at getting a few pointers

    This is a great thing about our tax system… There’s not to much else that it’s good for mind you..
    For many years now I have claimed everything from books, to cinema tickets to computers and even underpants… no not really the underpants..

    But yes.. All “Educational” purchase are indeed tax deductable..
    Even better tho.. Is to buy it it thru a company with b4 tax dollars and then deduct it as a company expense.

    If your bank is “tightening up” and making it alot more difficult for you. I suggest looking for another bank.. Or better yet a decent broker..

    Interest only with a line of credit.. Much better for the hip pocket and piece of mind….
    When you think about it, you take out the loan for 25 – 30 years.. The principal that you will need to pay then after all that tax deductable interest is going to be the equivalent to buying a pair of shoes or something in that amount of time..

    Hmmmm… Yes well erm That kind of property is great when and if your growing.. A number of big risky point outs…

    1. The bank won’t lend you up to 110% of the value of the shares that you want to buy. y?? too Risky.

    2. If the company that you “own” falters then you can loose money fast on paper.. But then you can realise that loss alot quicker too when you sell. Property on the other hand allows you to get another tenant in when the current ones “falter”.

    3. You can take out insurance to protect you shares? for the whole loss ??… That’s if you hedge, I don’t think so. Property, you can insure for total loss and you can also put hedges around it of you want to. You can even get landlord insurance.

    4. Even the big companies can and do crumble. So do bricks and mortar if you don’t look after it.

    5. There are alot more tax incentives for owning property than owning shares..

    6. How much a year are you making from fully franked dividends? Do you get paid the dividends yearly, 6monthly, mnthly, weekly???
    I get my positive cash flow from all of my “Shares/Prpty) weekly.

    anyway food for thought… And yes I know there are successful Shares investors/Trader..

    To clarify, are you and investor or a trader???????

    Hangon a second Jenman??
    You’re talking about the same Jenman ethics which say that auctions are not the way and that auctioning is one of the unethical practices in which real estate agents sell.

    What about the Jenman ethic that says as a Jenman Agent said to me last weekend.
    ” We take your offer as well as any other offers tat come along today, to the owner and then they can decide”. Which is essentially a Secret ballot Auction.

    There are non ethically cunducting Agents all over Australia, be they REIQ, Jenman, REINSW etc trained.

    Approach the Real Estate Institute b4 you get the result.. Do your research and be prepared. This agent make the money for the sale whoever he sells it to..

    We have our own company.
    I’m in the Animation Business.. I now supply animation software and hardware to the guy’s that I used to animate for..

    Property is looking far more fun tho now I can see the Porsche on the horizon..

    I am tottally addicted too… Only didn’t get to look last night as I was at a property meeting… The guy’s from Aus homes held a cheese and wine meet here on the goldcoast…

    Could be good.. Could be bad…

    Has anyone heard of Aus homes??? are they any good?
