    Hi.

    Being green also about developing from scratch, I am also interested in doing the same thing…

    I have a few questions..

    1. What is the difference of an option on land as opposed to purchasing the land?

    2. What is the difference between just developing the Land/ House and land Devs/ Dev site with architecturals etc???

    3. What are the methods of financing.

    4. What do you actually need to present to financiers to get the developement underway?

    5. Do you need to own land b4 you can apply for development funding or can you “option” it? (Whatever optioning is).

    6. What are the different methods of offloading these developments?? eg. Can you sell land and architecturals for a large development?

    There you go.. Told you I was green.. I have only been buying houses, units, commercial properties and am doing my first wrap..

    I would love to chat with people with development knowledge too on the phone or over a drink…
    I am based on the GoldCoast..

    Why??

    If it was cash flow positive and you sold it for a price that was similar to 9 years ago why sell??

    I found getting my eyes tested showed that I was long sighted, which means that my eyes become tired very quickly when
    I am reading..

    I got specs about 2 months ago… Since then I haven’t been able to put these books down… I could bare reading them b4.. Now the eys are fixed tho no problems…

    Plus it could also be that I really do want to know now how to do this…. B4 I wasn’t ready.

    When the student is ready the teacher will materialise..

    Don’t you think that comment is a little extreme??

    I am please that people share the wealth of knowledge that they have, be it places of investment or knowledge in the methods used to buy in the first place.

    Why would you have missed out??

    I would have thought that now that other people know about this”prime” investment site and that you have done so much research into to the area that you could buy right now and be rest assured that the capital growth of your new investment property will be way ahead of where it would have been..

    The whole point of this forum, I believed anyway that it was to share information..

    Anyway thats my thoughts…

    Hmm ok..This is just my experience from 3 “Jenman” Guy’s..

    Number one thier referral to other “REIQ” agents as being sharks and unethical really started to get on my goat when they repeated comments like this every other sentence..

    Coming out with the statement “We only work for the Buyers interest” also deadened my desire to deal with these guy’s..

    The thing that really got me ryled was the fact that theye told me how the other “RE” agents pull the wool over peoples eyes through their use of Auctions.. They all then, when I had come to a desision to put an offer on the table for a property said, Ok, “we will take your offer and present it along will all the other offers that we get this weekend..”.
    WHAT????
    That is tantamount to a secret Auction if ever I saw one.. But worse, there is no negotiation allowed.Why is this bad?

    It is that when I buy a property from an REIQ agent, I get the privelage at least for that agent to fill out a contract which the agent takes to the vendor as soon as possible.

    Jenman I find is the pot calling the kettle black. Blatantly unethical for the buyer thats for sure..

    Number one… I have seen the prices in logan ion 16 months go from one example of a townhouse selling for $25,000.. Yes Hard to believe I know but thats what it was.. I went looking recently for properties around there and I saw that same town house with a new paint job thats all selling for $120,000…
    Is that crazy or what???

    Same as 2 of our places that we bought in beenliegh, one suburb over.. We bought them for 47k and 50k each and those same properties are now worth $100k +.

    A friend of ours just sold his 3 months ago that he had, in our same comlex. Identical layout, in a worse position than ours for $98k.

    So my conclusion is that in Logan it has gone stupid.. But in Beenliegh your still going to find growth properties..

    And BTW. I have also found that the Jenman guys are the worst people to deal with for buyers and I can guarantee that I won’t ever be buying through them.

    I’m 32.. Bought the PPOR when I was 30… Have bought 6 IP’s since then..

    I now when glasses, 175 kg and only 3ft4

    English boy so metric is still new to me:)

    theres a great story regarding something similar to this in a dolf deroos book.

    Try living there for a night… Sleep on it…

    Wow.. Alf either you meant 80m2 or it’s are really huge townhouse..

    80 squares would make it 2 times bigger than our PPOR of 40 squares which is 4 bedrooms,
    3 bathrooms 3 car garage and a granny flat.

    Woohoo great deals down in adelaide.

    Advice??? Get a broker that know this sort of property and deal with them.. The Banks are the most hopeless source of knowledge and the most closed minded people in the business… The best bankers are the ones that got out and are making a heap more working for the banks but not working “for” the banks at the same time..

    I applaud you.

    We are having our boy in early december and one of the things that we are needing to do right now is starting to look at schools.

    I really would like a type of school that teaches the necessaries, reading, writing etc.. But I would also like a school that teaches networking, how to make money not just get a job..

    The standard schooling system is so archaic it’s not funny.

    I really hope that the system changes in the next 5 years or so..

    Hey there SA people.. I’m not from there but I just had an idea. Wrapping is illegal down there I believe someone mentioned..

    How about you guy’s form a lobby group to change that law.

    There must be quite a few of you down there that could benefit from this form of PPTY investment..

    I am sure that there are a few people on this board who would have a clue of how to go about it.

    Hi.

    So are you saying that the place is leased at the moment??
    If so, How long is the lease for? how long have the tennants been there for? What do the tennants do for a living?
    How much are the rates and body corporate?

    these are a few questions that I would be asking the Agent…

    Could you renovate it to attract more long termers?

    What else would you like to know?

    well.. thats great.. I have found that the more that I look at the easier it is to see what on the surface is a good deal and when it’s not..
    There is so much about that I can’t by it all;)

    I have also have a escalating contact base of real estate agents that know that I am a good source of income for them and so call me when they get new listings coming up.

    Looking forward to chatting more soon..

    well all you need then is the deposit 10%, be it in the form cash, deposit bond (insurance company) or bank guarantee (bank).

    You aren’t going to settle if you flick on, you are going to resell it b4 it officially settles.

    If you flick on then you will have to wait until the real final settlement happens i.e. the last person to buy the property settles the sale with they’re bank. Then everyone who has bought and sold that off the plan lot has a simultaneous settlement and receives they’re money.

    Hmmm I don’t know exactly.. But I spoke to my accountant about putting IP’s in a trust..

    If I understand it correctly, you have to either buy directly thru the trust to have the title under the trusts name also you can transfer title to the trust. If you own it already you have to pay stamp duty and legals etc again. Because it it now essentially not yours, it’s legally the trusts..

    The trust is setup for you to distribute moneys in the most beneficial way for tax purposes.

    The downside of the trust is that no losses can be claimed ie. expenses for the IP’s.
    I’m a little gray on this area so please if anyone knows anymore than me please add..
