    I lived in one once – out in Central Australia – it wasn't so bad.

    It was mounted on a slab and had all mod con's. A/C kept it cool in summer and warm in winter. With one bedroom and small bathroom the rest was a n easy to use lounge/dining kitchen area

    My big goal for 2013 is to  off load  negatively geared property in Australia, go back to the US and buy  more property there so that I can then retire in peace!

    Hi guys, I will be in Florida from May 5 until the end of the month. This will be my first trip looking. I haven't set up anything at all yet so will just see how things go. I'd be happy to meet up somewhere if it's possible.

    How did your search go for a PM? I have a property in West Tamworth too – went to all agents and in the end only one would look at my property – even the agent I used for buying didn't want to look at PM.

    Thanks Terry, I have been reading all week and am really getting turned off SMSF as my savings fund will be depleted and that will restrict my future buying (and traveling – another passion).

    Had already found http://www.trustdeed.com.au and liked their info. I think I will now be concentrating on learning more about trusts for IP's. I already have finance approved for another purchase so that may not get into trust but my goal is another 2 properties by June – they will have to be somewhere other than in my name.

    I purchased a studio about 4 years ago in Cairns. It's not in a great location but it's not too far from anywhere either….it is a complex of mixed units and studios. At the time I was worried about finance but in the end I was offered finance by one of the majors and a credit union – with no conditions.

    The studio has been rented continually with no hassles at all. Based on my one experience I have still looked at studios to purchase but have just not found the right one.

     I told my solicitor that I wasn't happy with short time, they told vendor's solicitor and they said I have no "legal" right to delay cos of short time and will begin charging fees.

    Time is probably OK but I do not want vendor in the house when I am doing my thing! I hear they are not happy so doubt that house will be cleaned or anything! Maybe I'm just asking too much – I always clean and let buyer have at least a day for checking….

    I have a studio in Cairns and have never had problems with it in over 5 years. Bank didn't care about the size either. I have a good CG on it now too.

    Studios have to be in good areas where people want to live in tiny homes (mine has the same tenant as 5 yrs ago) or in areas where holiday rental will do the job.
     
    I think I would be wary about getting another one – I'm not seeing enough return on ones advertised at present, then again I would never say never……

    I’m still a newbie – I’ve lost a bit of money overtime – but second time around I’ve learned to do some research. Steve’s books helped a lot there

    Hi Jo, here are the answers
    1. property was sent to me by an agaent I have dealt with in the past and knows what I generally look at.
    2. This is a rural/remote town with limited rentals and high need, I know the place and have checked out with other agent and one friend who lives nearby.
    3.4. CG will be minimal?? – just my gut in the area – there hasn’t been much CG in the last few years but there hasn’t been much growth either. And by older the place is only 20 years old so not too bad…

    5. It is a stable area with slow growth – including few new homes – I’ve known the area for about 20 years and there has been steady growth – stable schools, hospital, business and increasing tourism. The population is only small – about 4,500 but as the place is so stable I don’t see this as a -ve at present.

    6. There are no other homes on market at present but this compares favourably to the most recent that I have been able to find.

    Robert – owners have moved out of this one just recently and wanted to sell with no tenant.

    it looks all OK, wiring plumbing etc is good. The IP is not tenanted but rang a local agent (not the selling agent) and there are few “good” places available and they are looking for them. I have no IP’s near me so am used to not seeing properties so don’t really know why I am just a bit hesitant with this one.
    Maybe it’s because it’s a while since I bought and I just can’t “get in the groove” after the break!
    As you see I am a newbie to these boards but have been following them – and Steve – for quite a while now.
    Cheryl – sorry about the last sign off – not sure how it got so big!
