    Hi Tools, what would be your asking price? I’m with Scott on this $5000 is a tempting offer, but if the house is really good and depending on location you may be able to double that price.

    Hi Rumin, thanks for the advice about Somersets search function. Now that you have written about it a few times maybe you should just start a thread listing it’s functions and then you won’t need to keep repeating your self and others wont have to read the same messages over again.

    A similar situation occured in the Northern Territory a few years back where a woman was attacked and raped. Somehow the blame was put on housing commission (name has changed) for having louvere windows and fly screen mesh that could easily be opened. No one was sued but the department decided to put security screens and doors on all their properties just in case. There is an unofficial research report about the possible ways the department could be sued in regards to their properties and what needs to be done to address it, floating around somewhere and if some one has good research skills they may be able to find it.

    Rising petrol prices may be good for investors with inner city IP’s or IP’s close to public transport. As petrol prices rise those people who have to travel long distances by car will want to move either closer to the city or near public transport. This effect may see a drop in rural prices and an increase in city prices. At the moment there is an oversupply of inner city apartments and prices have been dropping substantially but with the increase in petrol prices this trend should reverse. Petrol may easily hit between 1.50-1.70 before flattening out over the next 6-9 months. This is going to hit the economy and some industries hard in many ways, especially tourism and businesses in the rural sector.

    Hi Richard, my gut feeling is that your right because I have been trying to sort this out for a few years, but it would be very nice if we are both wrong and someone has found a way to do it. The person involved wont be back in Japasn until next month and I will find out exactly what the situation is. If it can be done do you want the information?

    I use both of them regularly for information and resources. Be a little careful with sitesell if you sign up as you can get a lot of business mail from people wanting to link up on your site.

    I fully understand what you are saying Richard and that is why I was surprised when told this information. Apart from an LOC can you think of any other reasons or ways this may have been accepted/done?

    When this forum first started there were a couple of members who had a race to see what happens when they reached 1000 posts. I can’t remember who it was but it did add a bit of fun with some strange posts. To the best of my memory Terry may have ben the first member to reach 1000 legitimite posts.

    Hi Richard, I know that has been the position for a few years but recently I was in contact with someone who had taken out a loan with one of the banks mentioned to buy 2 IP’s. One in each country and both on the same loan. The bank accepted rental returns expected from both properties. I haven’t had the chance to find out how it was exactly done but when I know I will let you know.

    Outrigger is coming to Darwin for anyone interested in these type of units. When it comes to service apartments and motel units 1) do a good check on who is managing the property. 2) ask for a copy of the minutes to check if there are any future works plan, 3) try to contact people who already have units, 4) do a check on how many have been sold over the last 5-10 years to see if the value has increased.

    Don’t know if the prices will go up, but 2 rooms in a property approximately 50 minutes from the city semi rural area has just been booked for 2 weeks at $3600. No meals provided but pick up and drop off to the nearest tramstop is.

    If you have any spare rooms now is the time to advertise.

    Kiwiduvet, If the bank in mention is set up in the country you wish to buy in then I can’t see why they would have any problems ‘reclaiming assests’. ANZ and National are both set up in Japan and don’t appear on the verge of bankruptcy.

    sorry for jumping off the original topic but, the number 4 is pronounced shi (she) in Japanese and is the same phonetic pronunciation as the word for death. Sometimes the number 9 has the same problem because the phonetic pronunciation means hard or difficult.(japanese baseballers don’t normally wear 4, 44 or 49, these numbers are reserved or given to foreign players. Also numbers 7, 13 and 666 are considered unlucky in other cultures Your realestate agent must have a lot of problems in our multicultural society. Anyone else know of any numbers that may have repercussions in other cultures?

    Also be careful of the insurance you get. Insurance companies will also look for excuses to knock back your claims. They are not always the answer for bad tenants who cause damage.

    You need to consider your ability to the service the loan if something goes wrong. I’m no expert on the finance side of things but if you have 100K I would consider 50K down on 2 +cashflow properties instead of 100K on 1 property. There are other on this site that can give you good advice. Just hang in there untl the advice comes. In the mean while do a lot of reading and try the search engine for information on Perth properties. I also think there is a Perth property investors group here as well.

    It may just be a computer gliche. Have you tried shutting down your comp and starting again. It sounds more like a problem with your comp than the actual site. Also what anti virus check are you using and when was it last updated?
