should be on the loan document you signed.

Sometimes it can be quite expensive.

That is a funny statement Jess.

How does a company suck? It is an entity with no Mouth.

Anyway, I guess we all have our own opinions and can share them at any time.

To answer your first question, I guess it would be taxable if she declares the cash she gets back. If she doesn’t then it won’t.

Internet banking is best for both but presuming they don’t hve net access or online banking being in the sticks.

Coded deposit books are the way to go. You can get them numbered 1 to 81 (my goal in properties haha).

they cost $10 each depending on your bank

I am in the same boat.

I just work on my own, doing it for the kids I tell myself.

It keeps me going and she just keeps on spending.

    Avoid is harsh word.

Your idea would work but that takes an awful long time to save some dollars. Wouldn’t it be wise to sell pay your tax and reinvest and move on.

Paying tax to me is a sure indication that you are making money.

I am all for security and protection but I do believe that passage you wrote does have exception clauses.

I am not arguing with you, but as a trustee sure you may have problems, but as a trustee corporation that you are director of, don’t you quite a lot of protection?

The loan is in joint names. The property title is 99/1. The only reason I do it that way is to set up new land tax accounts. Different owners by way of percentages results in a new land tax account being setup.

For tax purposes I would speak to an accountant and set up a structure that works best for your situation.

Having her guarantee the loan while you put in entirely in your name works, but when you sell you have the issue of capital gains at the higher tax bracket. Lots to consider here.

He is probably flipping the property.

Making a quick buck on the resale.

I would get a new agent. Don’t feel obligated.

Who knows if it is urgent sale why not put the details up here, you may have some interest. Not sure if that is allowed in the T&C of using this site

    Westan
I went and checked my info and yes I was wrong. HOwever I still stand by that particular town at todays pricing for Cash flow positive properties. Rental returns are great, capital gains are terrible.

Here is a link for everyone relates only to NSW that I think maybe interesting, as it gives all kinds of stats.

Maybe I come from a different country but that seems very high to me.

I get my buildings done by a building company and they take care of it all for me and unless they factor it in, I have never paid anything remotely close to that.

you need too check terms and conditions on these.

I didn’t think you oculd buy one to rent. More to it, but to occupy. Don’t they have too provide a carer and other care for the residents?

Not my field and one i have never entered, so would be curious to find out more
