    I would borrow against your current investment property.

    Set up the trust.

    Put the borrowed money into that trust by way of loan to you or your mother or both.

    Then go and find a property in the name of the trust and buy it, finance it and settle it.

    One will not affect the other. Very simple and very clean.

    What do you mean your trust is not worth the paper it is printed on? That is curious statement.

    AS for your landtax bill, that is correct, you will be paying land tax on the property. YOu can’t have your cake and eat it too.

    What i would recommend is get the process sorted when you are ready and then registering it when you are more inclined to sell them.

    I just finished two lots of four.

    My surveyor, John Bested Surveying in Adelaide cost me $1777 per site for his time and fees.

    The rest was council and I have to say it was under $10,000. So each site cost me about $!2000 done and completed.

    Open space is the killer at cloes to $3000 per additional site. For a four site you need to pay 3 times as you already have one title turning it into four.

    I didn’t have to change anything in the units and townhouses I did.

    What kind of property you searching for?

    Have you approached a broker to see what you can or can’t do in your current circumstance?

    Type this exactly as i have it including inverted comma’s

    click on australia only and search. There are lots of info and news on all kinds of stats nationally I just picked one.

    The inverted comma’s make google search for exactly that phrase. If you can think of another more appropriate one just use it.

    Surely there is an industry standard they need too be following and therefore someone you can complain too.

    Is the agent an independant or part of a franchise group?

    Do you know anyone that owns investment property in the same area? Who do they use? INstead of interviewing property managers, you may try interviewing property owners.

    Speak to your accountant.

    I rent rooms out to the business.

    The wife and kids have to live somewhere so I have been advised to rent out a few rooms etc and it all is above board.

    Return is hard to say unless you can be clearer on an area.

    Country, Rural, Town, City, I mean I would expect more the riskier the area is.

    I do this and I recommend the following.

    Whoever you use, contractor/arch get what they are suggesting it and take it to your local estate agents. They will tell you what they think they can get for what you are proposing to build. Don’t speak to one.

    You will soon learn if your project is viable.

    Another good point in my opinion is finding out what the land alone would be worth.

    For example, I have a block of land which we were going to develop, after more research what we did was get a house approved on that land and sold it as a house and land package. We didn’t have too build and the builder has a contract with the purchasers. WE got our profit on the sale of the land, reduced our risk and speculation on actually having to build and sell.

    Just an alternative for you too think about.

    I would have thought that is ridiculous. I mean that is outrageious in my opinion. Why can’t they get it in a ball park that is acceptable.

    I would get an agent that knows what they are doing.

    Have you factored in legals and stamp duty.

    You don’t have much of a deposit.

    NOt to say it can’t be done, but it sure will be tricky.
