    You have brought in some great change in topic with this thread, makes for relief reading i think.

    I would like to say one thing though before I leave this thread and that is, why worry what your neighbour is doing. He probably has a plan, believes it will work, more importantly expecting a profit so the deal gets done.

    You ponder on too much details as to why, what if, should have, could have etc. I think it detracts from your own plan. I would be looking at it more like why am I not thinking like he is. What has he seen in this deal that I don’t see and probably make a mental note to follow his success and failure and try and learn from it.

    that is my opinion anyway.

    I have bought most mine like this.

    You can put whatever you like as a condition, just remember the more conditions you lodge, usually the less you can negotiate on price.

    the only way it works is if you offer X for their piece of land, you arrange it all and then you sell it for y.

    If you say hey we will do it all for you, pay all costs and then I take a cut of profit, you will find everyone thinks their 300m2 is worth 1mill, so you will never make a profit.

    Very different approaches. But Could be very viable. PM if you want to discuss further..

    I always look, in case I am missing something.

    If it was as good as it sounds, I am sure my broker or my circle of investors would have been in touch. We are always on the hunt for the next dream.

    Hey announced, I am a little bewildered from your statement.

    I mean why would it surprise you that someone would put all they have in a deal and risk it all. I can name many that have done just that. some have paid off others haven’t.

    I also do deals with family and friends all via a solicitor and all contracted so no arguments.

    I would rather help someone I know make a dollar than pay a bank or finance institution.

    Saying that, I am geared as far as I am able to be geared due to the fact I speculate and do take risks.

    I am in this same boat.

    Has caused lots of grief. Takes 6-8weeks just too register the approved plans and the lender takes all the new titles until you negotiate, refinance or gear down the loan to allow them to release some security.

    I have to say, no bank likes to reduce their security.

    I certainly would give it a go Steve.

    As great as that idea sounds, I disagree with it.

    I think the site is handling most the conflict quite well, however I must say some may get out of hand.

    We are all individuals, with each having different ways to express themselves or put their point across, even when it is wrong at times.

    What did you buy property 1 for and what did you buy property 2 for.

    I would sell the one that returned the best with the least tax liabilites.

    We are currently looking in China as an alternative however their method of business has made it somewhat complicated to pull any serious deals off
