    You need to get yourself a broker quicksmart.

    You should be able to borrow no problem if you have over $500k in equity.

    I use a line of credit just to give me quick cash when needed for purchases. All investment properties I have are bought on interest only to let me use any cash for further purchases

    You are telling me, and to fight or argue only incurs you a 12.8% interest penalty.

    How the government is allowed to charge double the bank rates is beyond me. Dam Labour!!

    Must be put in the lease.

    If not, they can let it go wild, ruin your lawn and garden and it is very costly to get it back to a nice standard when you have to get a new tenant

    I would not sign a contract like that.

    I am still of the opinion that he shouldn’t have taken the interview if he couldn’t handle it.

    Michael, I can’t see how an article could have caused you harm, and if so, wouldn’t your great character and business charm just see you through it. We all have short term memories.

    Nahhhhh, they are just convinced some of us would jump on their opportunities. I small town is not hard to find and the deals they are talking about would be a cinch to pinch.

    That is what I do.

    I purchase multiple dwellings and then strata them off.

    What state are they in? How big is the land? What is zoning requirements for that area? Why wouldn’t they be able to be strata’d?

    I bet you they can be, and the increase in value can be as SMALL as ten percent, or as great as 20-50% all depending on how you do it, area, demand etc.

    you can also get interest guaranteed income using some of these non conforming lenders direct.

    for example la trobe home loans although sharks, will gladly use your funds for a return.

    You can get as low as 5% and I have seen as high as 25% guaranteed by mortgaged securities.

    Why would you want to sell them to the tenants?

    I mean they are giving you great returns, paying all outgoings, commercial is nothing like residential.

    Selling back to them would be almost a false economy unless you are cashing out and if so, why you buying them?

    Sounds complicated. Is there any land with this to spare?

    Jules, this is happening across the board. SA and NSW i can say for sure are having the same issue with hefty increases. In both states my land tax bill pushes my properties heavily into the negative cashflow stages.

    NSW actually backdated my land tax 2 years and gave me 14 days to pay due to some glitch.

    Dam governments.

    The short answer is they will pass that on to the purchasers whenever they can.

    But you have to consider market forces and if prices go up and no one buys, some will be forced to sell and absorb costs. You have to love lenders and interest rates. No mercy for the weak

    Take it from someone that is moving to the UK end of Next year, you can’t compare pricing as you just have.

    The bottomline is if you have done your due diligence and happy with the deal then do the deal. Make sure you have a solicitor look over the contracts before signing.

    I did this kind of thing on my first purchase many years ago, and found some tiny clause that got me on the interest rates. Didn’t notice up front but I did pay for it over time.
