What state are they in? How big is the land? What is zoning requirements for that area? Why wouldn’t they be able to be strata’d?
I bet you they can be, and the increase in value can be as SMALL as ten percent, or as great as 20-50% all depending on how you do it, area, demand etc.

Adelaide SAJules, this is happening across the board. SA and NSW i can say for sure are having the same issue with hefty increases. In both states my land tax bill pushes my properties heavily into the negative cashflow stages.
NSW actually backdated my land tax 2 years and gave me 14 days to pay due to some glitch.

But you have to consider market forces and if prices go up and no one buys, some will be forced to sell and absorb costs. You have to love lenders and interest rates. No mercy for the weak

The bottomline is if you have done your due diligence and happy with the deal then do the deal. Make sure you have a solicitor look over the contracts before signing.
I did this kind of thing on my first purchase many years ago, and found some tiny clause that got me on the interest rates. Didn’t notice up front but I did pay for it over time.
