    My only reason for not changing is break costs.

    I have one loan in the fine print that charges 8months interest for refinancing and 3months if I sell.

    I think it is pure corruption.

    I do have a good one to refinance if you are keen to go with that? hahaha, PM me

    is there a limit of assets she can own outside of the family home before the pension is affected?

    I know in SA there is threshold you can reach before what you are saying is an issue.

    go to the council websites, you usually can get good info their.

    Future shouldn’t cost a thing or very little.

    As far as preparing a development application, that can be very costly, depending on what you are doing and who you are using.

    Jamie, I would like to meet an angel or venture capitalist that does deals like this.

    All the ones I know are very aggressive and demand very high returns. Property is not usually something they like to fund in my experience.

    Abbee, ask the agents that aren’t selling the property you are buying.

    Most towns the agents and property managers do both. Helps with revenue and regular income streams.

    If the place currently tenanted? How long does the lease have to run? If it is not tenanted how long has it been empty?

    You also may find some places don’t rent cause the interstate investor is trying to achieve too high a rental figure.

    Do you have a solicitor, agent etc over there?

    Canada is a big place. ARe you buying up in one area or you buying all over the place.

    My attitude to that is go for it. Why wait. Learning is about doing. Just educate enough not to get burnt too badly.

    I can tell you the same story, I have a nice portfolio and I am no valuer. I am sure many others can say the same story.

    It has nothing to do with the valuer or his skills.

    I have seen valuers come in wrong as we all make mistakes.

    I had a property, valued by a bank at one figure, only too reject it and have it revalued by another PROFESSIONAL VALUER to come in 30% different.

    If you know your stuff and know your area or even how to get the info you need then you too could do what he does.

    JJ all I am saying is if you are doing this to help you with investments then don’t waste your time. If you are doing this to get a job with an agent then that is a different story. You can do it for a learning cycle in life. Don’t follow the misconception here that the valuer course will change something and unlock a key.

    It is like saying if I became a real estate agent I would be more successful in investing. I know lots of agents that don’t even own one property let alone a portfolio. What does that tell you.

    I could go as far as saying it is like saying you want to be a mortgage broker to get more finance. YOu could even stretch it further and become a solicitor or conveyancor while you are at it to save on your fees and costs. You have to draw the line.

    Anyway, Sunday morning and I am already putting my two cents worth in. I should be scouring the property pages, so much too see, so little time.

    I would sign it up with another agent and get them to sort it out. I have done this a few times.

    The other agent writes requesting release, you may have to sign a form or two but in the end they will eventually hand it over.

    WE bought a house in Broken Hill on credit card.

    If the agent lets you then I can’t see why not.

    Banks shouldn’t mind it as they earn a fee for service from teh merchant, ie: Real Estate Agent.

    You may get an agent who wants to charge you the fee, but you can push it so he charges his clients.

    The house we bought cost just over $20,000

    It is a beautiful and necessary thing.

    Don’t be discouraged. The horror stories are few and far between.

    I can also tell you have had one tenant for 7 years and his brother next door in my other property for 6. I have offered to sell them both properties but they are happy renting. They do my lawns at no cost and I don’t screw them on rent, but all in all the return is great and they watch over the other 2 units in the block.

    So there are lots of happy stories I am sure most can share with you. Don’t focus on the few negative ones.

    Duckster I agree, however do you agree that market forces are greater than any emotion and the true value will always resurface at some point.

    Pricing is a supply and demand issue and although we have booms and busts, the propert curve is and has been on the up for ever and a day.

    If you are buying strictly for capital gains, I would be concerned with what the market is doing. If you are buying for CF+ then the moods of the market are onl important on purchase and sale of those properties.
