lease the place out and then get some mates around and evict the SOB.
That is simple solution. NO lease, no solicitor no drama.

Adelaide SAIf you have a lease and he is in arrears, you can actually take legal action, get a court order and lock him out.
Sell his <edited> and recoupe what you can. If he signed a personal guarantee then you go after him for the money.
Get a solitor, you may even be able to just enter property change locks and auction it all.
Don’t delay, do it today.

And change the number you are using for the price. Some numbers are a deterrant. This is a science and most agents know how to list for effective sale.
At that price point, an agent may not be too keen to try hard as the commission will be low for them.

I never said you would be rich for owning the properties.
15 years ago, a million dollars was something but a dream, now you really got nothing to boast about with a million.

I am another living proof of property doubles at least once every ten years. From my own experience and my own portfolio.

YOu will lose your pension if you make too much money.
I am sure it was hard work to get on the pension and have access too 200k.
My advice, get a good financial planner and accountant, one that can hide assets if you do want to grow your portfolio.
