My only reason for not changing is break costs.
I have one loan in the fine print that charges 8months interest for refinancing and 3months if I sell.
I think it is pure corruption.

Future shouldn’t cost a thing or very little.
As far as preparing a development application, that can be very costly, depending on what you are doing and who you are using.

Jamie, I would like to meet an angel or venture capitalist that does deals like this.
All the ones I know are very aggressive and demand very high returns. Property is not usually something they like to fund in my experience.

Abbee, ask the agents that aren’t selling the property you are buying.
Most towns the agents and property managers do both. Helps with revenue and regular income streams.
If the place currently tenanted? How long does the lease have to run? If it is not tenanted how long has it been empty?

Do you have a solicitor, agent etc over there?
Canada is a big place. ARe you buying up in one area or you buying all over the place.
My attitude to that is go for it. Why wait. Learning is about doing. Just educate enough not to get burnt too badly.

I can tell you the same story, I have a nice portfolio and I am no valuer. I am sure many others can say the same story.
It has nothing to do with the valuer or his skills.
I have seen valuers come in wrong as we all make mistakes.

I would sign it up with another agent and get them to sort it out. I have done this a few times.
The other agent writes requesting release, you may have to sign a form or two but in the end they will eventually hand it over.

WE bought a house in Broken Hill on credit card.
If the agent lets you then I can’t see why not.
Banks shouldn’t mind it as they earn a fee for service from teh merchant, ie: Real Estate Agent.
You may get an agent who wants to charge you the fee, but you can push it so he charges his clients.
