    Yes, but apart from ‘social / lifestyle’ benefits, I have gleaned little factual information.

    Thanks for the feedback. Do you think I should be more ‘careful’ by properties on Mount Dandenong Tourist Road itself? I thought it would be quite a busy road but the times I’ve visited properties along it (all during weekends) it doesn’t see too bad. Some properties on the MDT Rd have really bad access though – sharp, steep driveways often only accessible from one direction.

    Thanks Nigel. Am looking at the area for owner occupier. Prices up there don’t seem to be consistent – vast price range, but there is a vast range of house types also I guess. Have spent a bit a bit of time up there in recent weeks looking around. Am specifically looking at Ferny Creek as it is on the right side for access to MEL via the Monash. Any suggestions on where the best place to establish fair market value up there or demand for property in that area? Any websites / resources you can recommend?

    Thanks guys.
    I have rented the property in BNE out for $330.00/week. Ballpark realistic valuation on this property would be around $450-500K.
    Remaining loan balance is $94K. Property that we are interested in in MEL is around the $500K mark (although I still need to do some investigation if this is a realistic price for the area – just don’t know the property market in MEL very well yet).
    Would like to keep the BNE property but also want to avoid huge $ to service a $400-500K mortgage on the MEL property if we did retain it.
    We are confident however, that if and when we return to Brisbane, it is unlikely we will return to this property given a choice.
    Appreciate any suggestions !
