    Hi

would stay away from the car space, so too storage units (not mentioned but worth a mention). If you do go the share market route, would suggest staying away from Managed Funds, or at least the larger ones as you are paying someonelse’s salary and bonus for minimal real returns (have you ever noticed how returns are quoted BEFORE fees and charges ???).

I did a bit of asking around after seeing Rick in may, was 90% positive, however as you said $3,000 is significant at this time.

My advice, start reading a few books, good investments at $20 to $30, better still if they are at the Library. Also, have you thought about options trading ? Paper trade for a period before going live, but is a good way to leverage your funds.

Read some Margarent Lomas, Robert Kiyosaki and that old fav, The Richest Man in Babylon.

    Hi

Margarent Lomas is worth a read, she has a few books. Check at the Library.

    Hi

I agree with all of the above, well not the kerbab bit, and remain interested in knowing if anyone on this forum, or friends of people on this forum, are using Rick’s current techniques. have done some investigating since starting this thread and it all looks above board. Still however interested in discussing this with someone who is doing it.

    Thanks – B

    M

From experience of their last tour here, they will be noisy if they win the first game, but it gets quieter as the tour goes on….

Know that true All Blacks will back anyone playing Aust, and whilst usuually the same here, I hope you spank those boys all the way home, especially with 7 to 10 brits in the side. World Cup holders, true, but lets hope 2003 is like 1966 and the last world cup they won. In footabll.

We are also very interested in positive geared property and you r experience and or service of finding properties is of great interest. I will be in CHC (sorry for the abrevagtion)the first week of June to have a look at potential areas/ propoerties etc. Any advice or experience you would be willing to share would be greatly appreciated.

    Hi

I’m also from Vic and have seevral questions re land tax, so if anyone knows where I can get answers, that would be excellent. Thanks.

Vicgirl, interesting that you think land is cheap at the minute, have to admit that I have not looked too closely as following Mike yardley and the Wakelin’s, I have been looking in the 5-15km radius from CBD. Take it that teh cheap land is further oiut, say someweher between melb and geelong as in the current Aust Prop Invest magazine ?

I’m sorry, I can still not see how you can live on a LOC secured against a rising property protfolio when a LOC requires a payment each month, which in turn requires a cash flow….. am sure I am missing something here. However is my first post, am here to learn. Also understand how a lender will lend 80% on value, but given that rent will not cover this (and payments are required on the LOC), unsure where the short fall, or negative geared post tax, portion comes from.
