    It appears that the property could return 12%

    I'm guessing it does not have a tenant?
    What town/city are you considering as there is lots of BS by agents floating about?

    If you subdivide a block of land, each block that results is registered with a separate title. For capital gains tax (CGT) purposes, the original land parcel is divided into two or more separate assets. Subdividing the land does not result in a CGT event if you retain ownership of the subdivided blocks. Therefore, you do not make a capital gain or a capital loss at the time of the subdivision.

    However, you may make a capital gain or capital loss when you sell the subdivided blocks. The date you acquired the subdivided blocks is the date you acquired the original parcel of land and the cost base of the original land is divided between the subdivided blocks on a reasonable basis.

    For the serious …lol

    I'm not sure if this offer below is still valid as I heard the seller had a number of people interested due to the shale oil mining to start in the area.
    I was interested in the property myself as it has full approval for a concrete batch plant at rear but vendor wanted to only sell the property as a whole.     shelen I've had some bad experiences with so called building inspectors/engineers, some are just purely using guess work as they will when they inspect the slab.
    There really is no possible way to determine what is going on with the slab. Im sure an engineer will give you the thumbs down when it comes to putting it in writting just to cover their own ass.
    The slab base may have not have been compacted in some areas or there might have been water laying in the area it's totally guess work.
    At that age I'd predict that the slab has now settled , as for cracks in slab that's virtually a standard even on new slabs.
    So many factors can contrbute to slab cracks and movement  it's near impossible to pin point.
    If I was to select between a new or old house with such a problem I'd go with the old.
    WIth out really seeing the problem first hand it's hard to determine how bad if at all bad the problem is.
    As for cracks in tiles ect you can always top coat the slab or use a rubber compound for resurfacing the slab with tiles.
    I'm guessing the property is timber framed ? If not check for wall cracks around windows and doors on the outside.

    I'm no expert but I'm a qualified builder and trade concretor/ carpentar with bad english/gramma..lol

    Daedalus I live and work in these areas in Bowen Basin you speak about.

    Nebo has boomed in the last 2 yrs with prices going through the roof.

    If you had of visited say 5yrs ago if you blinked you would have missed it. But you are right many are staying in the camps and travelling back to Mackay

    I would like to say you are on a winner in Dysart, I just returned from erecting a substation for the Vermont  mine that is just starting to be constructed by Thiess. The Mac camp is fully booked out with no accomodation for the next 12 months. They just extended it by 200 rooms and still booked
    We had to rent a small shack for the entire 12 months even though we only needed it for a few months at a time due to no accomodation at approx $700 per week
    The motel is virtually booked out constantly @ $150 per night  and the Jollie collier also booked
    Vermont coal mine wash plant is about to be erected and another  two more mines starting up nearby.
    The dysart substation will be upgraded this year for more expansion in the coal power area with some large residental lots under construction.
