    Myself would search out what is the demand in the area and consider providing a DA , this often creates attention for investors who want to move money fast.

    Deadalus the weather should have been lovely.
    Did you see the development on the left side as entering the town?
    Tthe new Lake Vermont mine is just kicking off now , well the construction by Thiess.
    The new substation should be live by now as when I left the test guys were arriving
    As stated there are two more mines starting up in the next 1-2yrs but accomodation is the issue.
    Middlemount are constructing a Mac Camp now as we tried to book in but nothing was set up.

    This is a common problem, often surveyors do peg boundaries in the wrong position but now with new high tech gear there are less errors.

    I would not bother with it  unless you want to pay for costs to remove and replace , plus upset your neighbour.

    Thanks Brian, people need to be aware of asbestos.
    My dad was only 53 and suddenly died from it before he even had a chance to retire from working.
    It can just sit dormant in your body for many years then just when you are ready to sit back and enjoy life it's all over!

    Daedalus we spent an extra week in Dysart doing just that for other contractors as they heard we were in the area, my men were starting think we would never get out ..lol

    You might get accomodation at the motel  on Thursdays and Fridays , the Jolly collier was booked out and camp fully booked  way after xmas even with the extra 200 rooms.

    All these tasks sound simple but they are not.
    Pulling carpet was torn , skirting removal damaged existing walls and peeled paint. This required new carpets, full patch up of plaster,sanding and repaint.
    Just fixing tiles was a hassle as tiles could not be matched and required large areas replaced.

    You need to take into account the labour to remove damaged problems then more labour to replace.
    It actually works out cheaper to start from scratch when it comes to these issues.

    Paul I've moved two houses years ago , could not tell you current moving costs now.
    From my experience there was more damage then I expected , doors not closing,  new wall cracks, problems with roof leaking, damaged plumbing, uneven flooring in a major way even though the stumps were level.
    We had to remove all skirtings , pack out floor , replace carpet as it was impossible to remove with out damage. Replace tiles , re-seal tubs…hhhhhmmm list was endless.

    Maybe I expect to much ….I don't know if I would do it again, but it can be a cheap way out with fast accomodation if you do not mine living in it while renovating the place.

    AAQ  whats the deal in QLD with dead line of replacing the roof of commercial and housing ?
    Or does it just apply to certain areas?

    The following products manufactured before 1980 could contain asbestos and all precautions should be taken.

    In simple terms don't mess around with asbestos. It's not worth the risk life is to short!

    • Flat or corrugated sheeting (fibro cement or “AC” sheeting).
    • Water pipes.
    • Flue pipes.
    • Roof shingles.
    • Flexible building boards.
    • Plaster patching compounds.
    • Textured paint.
    • Vinyl floor tiles.
    • The backings of linoleum floor coverings.
    • Insulation on hot water pipes.
    • Insulation in old domestic heaters.
    • Insulation in stoves.
    • Ceiling insulation products.

    Hi Mark , as stated by Daedalus local builders are expensive and so are just some of the basic materials.

    We just finished in Dysart and for example we carted/trucked our concrete mix / pre mix  over 3hrs away and it worked out cheaper then buying concrete from the local batch plant.

    The biggest problem in such areas is the accomodation and as stated we had to return endless times for short periods paying over  $180 per man each night.
    And that was eating at the Mac camp, ( cheap) .
    You add this on top of day labour of approx $350+ per man it's costing you a good $600 +per day each man.

    My suggestion is to find some quality prefab homes and truck them out, but even then you still need all trades and for the limited work required they most likely would not be interested in the work.

    I have done this a number of times.
    Some times it a major plus but then there are times people are interested in the land but the DA is not what they want.
    It can be tricky at times and you really need to do your research and virtually know what is in the pipeline by others.
    Not much point in spending 50k to find some one else is doing the exact same thing then there is a flood of the same on the market.

    I did know the deadline for QLD but a few years has passed now.
    If I remember correctly it was 3yrs for commercial buildings and some thing like 10yrs for housing.
    I'm fairly sure the commercial time has passed as I do remember many shops last year having their roof replaced.
    Maybe this only applies to certain councils , I cannot seem to find any details online about it.

    My dad just died from Asbestos so please be very careful.
    Asbestos in the home can kill!
    I've owned property with asbestos roofing and found it difficult to re-sell .
    I'm unsure what state you are in but I'm fairly sure they have set a time period for all asbestos roofing is to be removed in QLD
    I know commercial property has a far earlier date and housing is a fair few years after.
    As for the sheeting being damaged from hail I highly doubt that.

    If I had my time again I would avoid the abestos roof just from experience with my last two that had it.
    And the more time ticks on the close the deadline to replace will arrive then you will be up for some huge costs.

    Harry what has you considering Moranbah?
    We just completed a few contracts for Qbuild there and did find accomodation very hard to obtain but we only wanted a few nights.

    Daedalus. have you considered Proserpine?
    The word has it that the Shale oil is a done deal and is going to generate huge demand in the area.
    I cannot go into detail but extra land has just been purchased for the venture and quotes have been called and not just to refresh the mining lease.
    EPA are still collecting data.
    Apart from that  much of the Airlie/Cannonvale community are looking towards Proserpine due to the high asking prices in the area.
    Actually the entire area is booming but the market it far to high.

    You will need to check with local council as to the zoning of the property.
    Speak to the council town planner as too the requirements in your area for subdivision as every council is different.

    Lodge the Application Form (and three copies) and the fees at Council together with 4 copies of the proposed plan ofsubdivision detailing the proposed lots,areas and dimensions, any commonproperty, easements, rights of way and, forall but duplexes, any garaging and carparking that exists.
    A registered surveyor may be ofassistance to you in preparing this.
    If the development you are subdividing is an existing multiple unit development you will also need to check if your property is affected by State Environmental Planning Policy (SEPP)
    Council will assess this application and advise you in writing of its decision. If the application is approved, a consent will be issued detailing any conditions that need to be complied with.

    Showing to much interest will only push the agent to auction it.
    Agent will inform client of interest and they will take their chances , with the fall back to sell after auction to people like yourself.

    Id be telling agent you are interested in two properties and have until the end of week to decide for some BS reason and put a offer to them.
    Or even tell them you put a contract on another property and have so many days left before being able to pull out and need and answer NOW.
