    stran I have a similar problem as you, but my road ( virtually a drive way) is owned by council approx 200mt that my DA  states I must upgrade before construction starts.
    On the other side of my property council has plans to construct a road down the side and this would give me three street frontage , front, rear,and side.
    I have waited 4yrs now for council to start construction but nothing while my DA slowly expires.

    At the end of the day if I pay for constructing a new road to allow my subdivision to be completed it's not really viable.
    I'm now considering using the road funding to strata title the complex instead of creating two seperate lots.

    Is it possible to strata title instead of paying road costs?

    Daedalus.good to hear , with the other mines in the pipe works around Dysart about to start I'd be holding on to that one.

    The Mackay Conservation Group are doing it's best to stop the Nitro plant along  with trying to stop the Shale Oil plant near Proserpine with scare tactics and misleading info they are handing out to the public.

    As for the new rail , I was talking to two contractors yesterday who are involved with it  near Goonyella.
    They came up through the Bowen Developement road and dropped in at Collinville to see me, but we did not talk in any detail about it. I do need to talk to them about some Abbot Point contracts at Bowen and I'll quizz them about it.
    if any one knows they would as they contractors for the new rail

    I'd be considering Bowen myself it's about to take off and Ive picked up a number of contracts at Abott point.

    The entire Goonyella to Abbot Point Expansion Project comprises:
     A $1 billion expansion of the export coal rail network – the biggest rail project in Queensland in three decades

    • the development of the Northern Missing Link, a 69-kilometre section of new track between North Goonyella and Newlands; 
    • upgrades along the existing track between Newlands and Buckley, including track strengthening, new passing loops and passing loop extensions; 
    • upgrade works at QR’s Pring rail yards through to additional works at Abbot Point; and 
    • connection works within the Goonyella rail system.

    It will depend on access , what the digging and location.

    I have put pools in for 16k , 12 x 3mts and the same for 22k , many factors come into it.

    My biggest issue is what time we have available in the area as we are very busy.
    I possibly have exra work for QBuild in Collinville and again in Bowen, if so we might be able to sort some thing when we are in the area again.

    Daedalus be careful a couple of weeks can turn into months when people know a builder is in the area..lol

    Every time my guys get a little cheeky I threaten them with , " I'll send you back to Dysart, Nebo or Moranbah if I hear another complaint" ….. works like a charm!

    I was just roped into Hamilton Island aka Rock , for HIE after two years trying to get me back.
    I can see it will take me another 2yrs to get off the rock  I bet!

    Gone are the days of buying direct from BHP for a few k , but back then Dysart was dieing.
    I remember doing work on 60 houses for Qbuild ten + yr ago and staff had the option to buy the houses direct from the mine for 20k . Many didn't because they were only paying $50 per week rent or some thing silly ,so what was the point.

    Daedalus  for interior reno council do not need to know , but the deck is another issue.
    Next week I'll be catching up with some of the right people , I'll try and remember to ask who is the easiest to use.

    Steel windows are very easy to remove compared to  old  timber.

    I purchased some windows cedar out of the Sunny Coast and shipped all the way to Cairns for 2/3rds  the price as what  I could have purchased them in Townsville or Cairns …totally crazy.
    If I can think of the name I'll let ya know.

    If you want alloy windows you can pick them up cheap but timber is another issue.

    The agent has already posponded the auction 2 weeks so it get more people intrested, more to bid against me.

    That often means there is limited interest, a positive for you.

    If only I accepted some houses at Dysart when they were virtually giving them away ..lol
    Not a hard call for API to predict with the amount of mines starting in the area and the distance to Mackay/Rocky

    I'd be keeping an eye on Proserpine

    Yes the Shale Oil looks to be lots of talk at the moment but reliable sources inform me it's an almost done deal.
    Just today I was contacted for construction costings for the 2nd time on the site and near the site.
    Plus the local council will not sign a long lease on the moto track to the clubs after spending a few hundred thousand preparing it for their use. Reason is the mine will possibly l want to use the area including the airport.
    Sure Save Our Foreshore SOF are jumping up and down but they did exactly the same to the Port Of Airlie Development and Shute Harbour and a long list of others.
    I cannot go into to much detail but I'd keep a close eye on it all the next few months.

    Bowen is another strong contender with the possible Refinery and Abbot point expansion aswell as Collinsville mine activity pushing rent and prices up.

    ziggy honestly I don't think you have a leg to stand on from how I read your post.
    Many years ago I owned a permanent on site van in Mackay that I lived in while visiting Mackay on my off days or for work.
    After a number of years the park decided they were going to erect self contained units on my plot after I paid for the concrete slab and toilet set up, plus an insulated extension valued at 15k .
    I to was pissed off and actually had to relocate 10mts away and spend another 2k and lots of time to set up again.

    At the end of the day I had no rights as it was park ground and they can do what they want.
    If you do not like it you can pack up and move to another park will be their answer.

    Myself I ended up buying an ex goverment house near town beach and did a reno on it.

    Most builders I talked to wanted to stick to bricks purely because it was what they knew.

    Exactly many people do not like change and even if a product is faster, cheaper and stronger they will still refuse to use it.
    I had some pals go to USA to teach them how to make concrete pipes but returned because people refused to accept quality change. They produced a concrete pipe thinner , less weight of course , stronger and cheaper and still they refused to use them.

    Just like now I'm constructing 18 two storey units plus another 36 in the future all identical and builder I'm doing the formwork for on suspended slabs refuses to use a precast 50mm truss slab that I can produce $30 per m2 cheaper,. It has  a better interior finish and is erected in 2 hours vs 3-4 days. On top of this another 2 days removing the formwork more cost.

    I also produce light weight aerated concrete that is similar to Hebel but is in  panels of 6mt x 3mts it also has 3x more insulation value then Block , cheaper freight cost due to less weight and fast to erect with a $25-40 saving per m2
    But yet people cannot accept some thing new….it's crazy

    Yes I can see your point , but still I cannot possibly see the value as each reno/purchase is different and there is no possible way to cover all in a crash course.

    I know the property now , I looked at it back in early 07 for a client.
    12 months later it was back on the market for double and now note the price has jumped even more .

    I think if you screened  off under the house with say horizontal slats and a new paling fence around the sides and rear the place will be very tidy and give that feel of privacy.
    Drop a few 200x 75 treated sleepers with some mulch around the front garden and two pack the front gates and panels black  it would look 100%.
    Even a small timber fence , say brush with timber cap with black coated gates would look good.

    As you know first impressions are every thing when it comes to selling a house.

    I will say the property looks neat inside but the outside needs some finishing touches to pull the dollars!

    Like many I have no clue about the guy, but if he wants to win peoples trust why not give us all a "taste"  what he is offering.

    As stagazer posted " Why is commonsense knowledge always have a cost attached to it. "

    There are many forums floating about with people who are willing to share/help for free , some most likely with far more experience then Dean.
    I honestly cannot see how some one can justify charging and claiming such things but each to their own!

    I was unaware that any 6 bedroom houses existed in Bowen for rent , I know there are a few 5 Beds around one being in Sonoma asking $500
    I guess you could call it a revamp but honestly it's sitting out in the open , no privacy , with some tin for carport and some old chook sheds of sorts out back.
    It just does not show comfort,privacy or entertaining.
    I could not see some one wanting to park their shiny new car under a sheet of tin , walking upstairs to fibro lined room , with a old lino covered floor while the AC hanging out the wall runs flat out in an attempt to cool the non insulated house.

    Don't get me started on the QBSA , money grabbing $#$%#^$^%# who I feel have lost touch with the real world!

    They have a web site that states one thing but when the time comes it's a different story with their own twist.  From my experience you try and do the right thing and contact them to be told 5 different things with them all passing blame or stating that's not my job when crunch time arrives.
    I'm sure they get off on making peoples life difficult while emptying your wallet!

    If you are not doing any actual structural work , such as adding on carports,patio,extensions I would not bother with any owner builders cert.
    You have a right to re-plaster,patch,repair,carpet,re-wire , just use the correct trades and make sure they are licensed to cover yourself.
    I have no doubt QBSA will be happy to empty your wallet because 1% of your reno might fall into some approval fee they will create.

    Pro investor with out knowing your property that's hard to say.

    But from my knowledge of the area people have snapped up these properties for $40-50k back in 04 with large 1000sqmt blocks and done nothing to them at all and are expecting people to pay them $300-$400 per week for an old Queenslander with not a tree or bit of privacy.

    Take a drive around and think to yourself would enjoy living in one of the many houses with dead lawns, standard chainmesh fence, no insulation,20 yr old kitchen and bathroom…hhhmmm not me

    The money is in the town and people will spend it for the right accomodation but it's not being provided.

    The reason we are going to the area is is to revamp 5 existing houses for an investor.
    Fully fence with timber  ,Concrete drives,sheds, reno of kitchens and bathrooms the works. We have a big job removing what's already existing and have a number of large skips booked to be delivered from Bowen.
    The investor expects to be able to attract the right tenants at around the $400+ mark  once completed.
