Yes I do build from scratch but I honestly cannot recommend any builders that are not to busy.
Distance is the problem , unless there are multi dwellings you will most likely have trouble getting some one out there at a reasonable cost.
I'm currently tied up with other big projects and developers, sorry to be of little help.As for council town planner did you work directly with them or use some one else?
I found if you work directly with them they like to be entertained by burning up your money and making you jump through un-needed hoops.
What is the guy you dealt with in Rocky,? there could be a conflict of interest. ..lol
I cannot go into detail but there is a town planner from Rocky who is tied up with his brother who are in Dysart and Collinsville passing their own work and knocking others back. They some how allow their own dodgy re-locates and developments pass while any one else is either knocked back or gives up.Marian Haulage have come a long way since their big starter contract when we built North Goonyella mine some 17yrs ago, they had a pile of broken down old trucks hired out at some crazy rate.
When I was out at Vermont, Marian Haulage had about 30 large dumpers parked up as they lost the contract for the road into Vermont mine. Thiess ended up calling in their own men and machines to complete the entry road from what I understand.
It turned out more then 1/2 of the dumpers Marian Haulage used were not safe or failed to run, so possibly that might play a big part in why they lost out.Below is a article posted on abc news

Union urges end to fly-in, fly-out at 4 mines

The coal mining union says it is concerned that BMA's new fly-in, fly-out practice on the Queensland Central Highlands could become more widespread.
The Construction, Forestry, Mining and Energy Union (CFMEU) is calling for an immediate end to the practice at four coal mines near Moranbah and Dysart.
The union's executive vice-president, Stuart Vaccaneo, says flying workers in and out on the same day would be detrimental to local communities.
"If this becomes widespread obviously there wouldn't be as much call for local businesses in town," he said.
"Also for the community itself, these mining companies generate hundreds of millions of dollars of profit out of these communities each year.
"They start turning their backs on these communities and don't look at having affordable housing in town, these communities are going to stagnate and potentially even go backwards.
But BMA says it treats the safety of its workers as the highest priority, and flying workers in and out daily ensures they are not driving on the road before and after a shift.
The company says it has had to increase staffing at the Norwich Park, Saraji, Goonyella-Riverside and Peak Downs Mines to meet operational requirements for contractors.

You can save but the stress will often out way the saving as an OB.
Material going missing is major problem , followed by materials being damaged from weather.
Imagine the truss hold downs being stolen as well as a mass of battens delaying the roof framing.
Followed by the trusses warping in the sun because the block work or frame was not completed on time, followed by the roof guys not being able to show up due to delays. Followed by the gyprock /plaster 3/4 hung while the rain pours in over your gyprock.
Now , the chippies are going to want to be paid extra for the extra time needed to erect twisted frames.
The roof guys are not going to care because you have delayed them and they will seal off when they find the time because you are a OB , and they know they will never work for you again.
The plasters are going to want to be paid if they have not already been paid in advanced, and will want more to repair water damaged sheets.
These are problems that happen every day.My last house I had to render the wall 3 times because of heavy rain washing it off the wall.
The render had to be applied as I had the plasters fixing and the last thing I wanted was moisture problems.twas, every builder is different and usually you are only getting wait you pay for.
i could slap you up some thing that was equal to some of the big groups , but I like to take that little extra , use material of better quality and put that extra nail or screw in that might be needed. Use that extra sized electrical wire to take future added loads if needed.
I think you will find most of the large builders are providing the maxed out requirements such as spans and timber sizes ,providing only what is needed and no more.I've hired a number of containers and you can pick them up for around $100 per month on my own land, of course short term is slightly more expensive.
The containers I used were high cubes 20ft with double doors at both ends, from Royal Wolf.
They are much better having double doors and that extra height as you can access from either end and very handy when you want to retrieve some thing at a later date.
Give Royal wolf a call they have branches all over Australia.After re-reading the question , yes it is possible to save some dollars via Owner Builder.
It is possible to save but you need to consider what your time is worth in seeking materials and sifting through endless quotes and quality of workmanship.
Sure you might find a cheaper tradie but will the tradesman work be up to your standards.
Once again you will need to have experience in the industry as often you are only getting what you pay for.
Project home groups have their own trade people , who they know will do the job correctly and to the standard they require.
The other problem you will face is trying to get all trades to work in together and not create extra work for one another that will only cost you extra in the end.If you have limited experience in this area I suggest go with a project group or find a good builder who is willing to work with you.
Yes as stated if you do not have real skills in the industry I would not bother with Owner Builder.
I can tell you if I'm called up by an owner builder to fix some thing ,I either tell them I'm to busy or the quoted price scares them away. Repairing or completing a project started wrong in the first place can be major blow out when quoting and I usually stir clear of Owner Builders.You could try Andrew at http://www.propertynow.com.au , he can get you listed on domain and a number of other sites for a good price.
I have used Andrews service a number of times and had good results.

A developer I do some work for and couple of other builders are currently having some videos created for the official launch of the site.
They can arrange full production of your video as well submit and manage your listing to major video portals such as Google Video, AOL, YouTube, Yahoo! and Realty TubeHere is a basic example of what can be done.

I would like to clarify an earlier point you made, your 'lazy' comment re: the Elders girls. Just to confirm with you that Elders have been in Moranbah for many years and are opening an office in the next week, they don't need to drive out there like other agents. Elders are only 1 of 3 agents actually based in Moranbah so I defend the lazy comment as I know the business personally.MackayInv thanks for your comments , I still disagree from personal experience many times, currently and, dating back for a 15yrs+.

MacAir have began operating flights from Emerald and Moranbah to Townsville and Mackay.
The road west from Mackay has been very congested for a a couple of years with huge amounts of accidents and deaths mostly from miners.
From what I hear on the grape vine , I would not be investing to much in places like Moranbah if what I'm told goes ahead.I hope you made it to the USA before the Aussie dollar just dropped out to a 5 year low.. ouch I was burnt with this problem.

BHP have taken over the New Saraji project and a contract has already been secured to export up to 10 million tonnes per year through the Abbot Point terminal, near Bowen.
Activity is strong in Bowen, even the so-called Iron Boomerang rail link, Shane Condon, is trying to sell his grand plan for a rail line from the Pilbara, in north-west Western Australia, to Abbot Point in north Queensland.
The $12.5 billion project is attempting to link Australia's coal fields with iron ore deposits, so the ore can be smelted into steel for overseas shipment, rather than just exporting the raw products.
Then there is the $400 million Bowen marina development about to start .
One problem will Bowen be able to handle the requirements such as time lines and resources to build the Chalco refinery and the Iron Boomerang at the same time.
I'm told the rental market is already limited on supply and work has only just began.
First there was going to be a 150 man camp just yesterday Boral who run the batch plant stated it was now heading towards a 500 man camp .Yes there has been lots of hyping Bowen lately on the TV, mainly around and by the new Whitsunday Shores area.
Personally myself that area for me is to far out of Bowen , and I cannot see the sense to live/invest in that area.
Sure there is a go golf course going in but hhhmmm that talk has been going for a long time.
Most of the activity is on the north side of Bowen , and why would you want to drive half way to Proserpine.
Currently Bowen is way over priced , I have some close friends in realty in Bowen who also 2nd that .I've currently been working out at Abbot Point with Coal Stream Alliance and QR and I can confirm there is a massive amount of work in progress. At this stage there seems be not a great lot of demand for commercial, but resi rentals are in demand.
I do a large lot of work for a number of developers in Bowen and they are constructing and selling new homes like hotcakes.
I have done little work on the south side of Bowen and what I have has been budget work , not a good sign.mackers

No and if you try to fit something stronger you are in breach of the anti fortification legislation. The law doesn't allow you to install a door that can prevent or impede police access to the premises.

Thats correct but it needs an upgrade and is unable to cater for larger planes.
Years back I commuted back and forth but flights were limited due to only a small amount of planes servicing the area.
With so much activity in the area I'm sure it would be far more viable for airlines to service the area.Donny is fine , I'd be disappointed to find it was him , he has sold a number of houses for me in Mackay over the years.
I cannot say the same about a number of female staff from Elders.
I honestly feel it's simply agents talking Moranbah up, and of course there are now triple the amount of agents around compared to a few years ago.
It seems every man and his dog are agents since prices sky rocketed.I have heard no reports of airports but I feel it could possibly damage the market in such areas if it was to happens.
I know most trade people commute via airplane to Hamilton island each day and that's just a few minutes away.
With the amount of accidents on road due to miners , they will be pushing for safety and air planes could help.

I'm being told that the properties are hardly on the market for a couple of days before they are gone! Some don't even make it to realestate.com. I was told by one RE agent that there is another shopping centre being built shortly and a new school (however the council didn't confirm this part) to cope with the growing population from the new mines being opened. Apparently one mine is being opened just near the BP on the ouskirts of town.
So are these RE agents pulling my leg, or is demand far outweighing supply right now?

Just out of interest who is actually feeding you such details , I hope it's not Donny from Century 21 or those Elders girls who are to lazy to drive out to Moranbah.
Sure there is are things in the pipe works going to happen , but the fact is there are many houses on the market in Moranbah and some have been sitting idle on the market for months.Rentals are about but they are asking a lot , this being the reason they are vacant.

Nth Qld has only a small amount of fly in fly out workers as there is a large labour pool in the coast areas.There is still plenty of growth on the coast and less restrictions.
Its almost like a half bet ( Towns like this although growing with the boom are not just reliant on coal )
Where as Moranbah would fall out tomorrow if coal prices drop.Good news… Development and infrastructure is slowly winding down but is still happening. New mines for 08 , 09 , 10
have been moving through feasibility stages quicker as coal prices soar.I'm unsure about your source of info as development and infrastructure is just taking off now in the Bowen Basin area.
Just yesterday I was at Abbot point meeting with Coal Stream alliance, John Hollands and just returned from Collinsville power station upgrade and Dysart area at the new Vermont Coal.As for peaking towns , I see many towns increasing every day.
