    I cannot provide much info on Blackwater apart from there are some large Power upgrades being done in the area and during the next 2yrs rentals prices will increase due to the increased labour required in the area.

    Some of the big concerns at the moment is the fly-in/fly-out because once BMA gets that, it will be the precedent that other companies are waiting for.

    Hi
    What is your actual plan for the site ?
    I note no page rank and to be honest many will not bother listing if they see no kick backs from page rank linking.
    Have you done any SEO work for the site , at the moment I see no key words.
    Basically will it be used just as a legit directory for  Estate agents  or  just a site to create revenue from pay per click?

    In two recent cases, one in NSW and the other in Victoria, one agent was banned from selling real estate for ten years and the other agent was sentenced to three years in prison. Both agents had bought their clients' properties for well under the true market value and had then re-sold them for a profit. Ben Gough bought his former clients' property for well under market value and then re-sold it for a profit.

    Moranbah is about to happen even more ,  we have quoted on some large Power installs in the Broadlee area.
    Ergon are just waiting for the mine to sign off on the agreement but it's about to happen and once up and running progress will happen. We were expecting to be there this year but as usual delays.

    Bowen has another large substation being installed by Power Link at Merinda , contract has just been awarded to Downer edi and it's set to begin this year.

    I considered it some years ago at the new Mackay Marina , followed by Airlie Beach Abel point.
    I never followed through with it but was kicking myself a few years later over not taking up on the Mackay virtual give away at the time.
    The figures looked right at the time but I was just not sure about the industry enough to take the gamble.

    How can I debate the point if  you are forking out advertising & other business costs, say  @ $20/hr.. wow or really care to with that tone.
    It was not long ago tradies were lucky to pull $25-30 hr  , with your calculations how could they survive?

    I stated some basic facts , what I see almost every day and not to mention the DIY accidents creating more damage followed by physical accidents.

    Tax free , what is tax free , maybe a basic home reno.

    A coat of paint always makes a big difference.

    It always confuses me why  people think their labour is free.
    I've lost count on how many people I give a quote to decide to DIY it themselves as they think the quote is to high.

    Three week ends later , two days off work , twenty trips to the hardware, two trips to the dump, fuel ,hire and purchasing a pile of rubbish tools that they will never use again , let alone the left over material.
     
    If you added up the 8 days they blew that they could of been paid for usually costs them more then paying a tradie.
    Plus the job often looks tacky and often they are screaming for a tradie to fix their screw ups for nothing.

    Honestly it beats me how they  think they saved..lol

    I've learnt even if I think I can do it , knowing it will take twice the time , I'm best to get a pro in while I continue being paid for what I know.
    This way I'm still pulling in an income and know the job that is contracted is done right.

    But I guess if you have lots of free time or no job then a DIY could be of value.

    Did I hear Eagle Boys in Dysart ..wow

    Last week I was just informed that the Abott point loop rail has been delayed possibly 12- 18 months just after we were virtually awarded some large contracts.
    No camp is going ahead and Coal Stream Alliance has pulled out .
    Bowen has been promoting itself as industrial power house but sadly I see no upgrade to rail and Chelco refinary is still in the wind , who really knows.
    I can saye the Merinda Bowen substation will begin upgrading next month by UGL.

    On another note Collinvile is looking at getting a 50 room motel , including Bar, Function/conference room and 768 Accommdation units on the Power House and Bowen developmental road. So for those looking to invest in Collinsville it might be worth knowing.

    Plus there is talk of a new mine west of Clermont kick starting shortly.

    The Federal Environment Minister has formally approved the expansion of Xstrata's McArthur River zinc mine near Borroloola in the Northern Territory.

    I'm a little confused on the suspended license issue for not selling?

    I have two close mates in Emerald both builders and they stated progress has virtually stopped compared to last year when they were selling off the plan.
    This problem is every where and demand is slowing ,and developers are not willing to take the gamble. ( I have noted experienced developers still moving)

    Trade prices are dropping and  now becoming competitive compared to before when they could virtually ask what they wanted.
    We are now seeing who  the real tradies , agents and developers are in these slowing times.
    Once property sold itself, but now we are seeing real estate agents folding , but from what I can see that a mass of these are all new people to the industry who jumped on the wagon.
    The same applies to  a number of builders who went big over night, and they had room for errors but now it's simply becoming to competitive and people are not accepting any clown.
    And then came a bunch of newbie developers who could see a quick dollar, but now things have tightened they are folding and leaving guys like myself chasing them every day for payment.

    I work around the mining industry and have a fair amount of contact with such companies and I honestly feel the media has blown this way out!
    Sure there have been some scale back but a mass of this is simply cutting away the rubbish employees that are not needed.
    Finally companies have a reason to give employees the flick, that they virtually could not sack before.
    Every man and his dog were running to the mines chasing the big dollars, and some were flat out tying their shoe laces.
    The mines were in deseperate need of staff due to demand and employed any idiot.
    The industry has just scaled back to what it was before and I know a number of mines are still employing ( experienced) only!

    The media is doing more damage then good , I was just reading about the Aussie dollar dropping down to .45 cents by mid next year , so they predict.
    No one is willing to make a move at the moment , all waiting to see what happens.
    If no one is willing to make the move of coarse some thing will happen and it will not be positive.
    Despite record low land sales, prices have steadied and there are early signs of a recovery in the residential property market, property developer Mirvac and the Urban Development Institute of Australia stated.
    UDIA chief executive Debra Goostrey said she is confident that sales activity will improve during 2009.

    "The combination of the First Home Owners Grant and the significant rate cuts seems to have lifted consumer confidence, especially the first home buyers," said Mrs Goostrey.

    That being said I just lost out on two sale contracts this week because the banks were now asking bigger deposits from the two first home buyers I had interested in property.
    Not only am I frustrated I have two properties sitting idle the first home buyers are shattered as they had their hearts set on purchasing.

    Matt there are approvals all over the area for new home sites in the Whitsunday region but developers are not acting on them as they are having difficulty moving.
    I do a mass of work for developers and honestly 90% of them are only completing what has been started that is costing them.
    Many developers have DA's ready to go but holding off on outlaying because of fear.
    I know of a good dozen big developments recently shelved and it's a little worrying to be honest.
    There seems to be unnecessary level of fear in the community created by bad reporting, I just hope some one starts to make the first move.

    You are looking at $1300-$1800 per square in the Whitsunday area, most work I do averages out at about $1500-$1600 for a nice home.
