    One bedroom units are the way the experts are saying to go.
    With more people living on their own, it seems logical to go the one bedder’s way.
    But, what I hate is the strata fees.Every unit is another corporate fee. Most one bedroom units strata levies, in Sydney, are around five hundred dollars a quarter.Two thou.per year.If you own three or four, that’s big dollars.
    I’m doing a dual occ. This way you avoid strata levies.

    As a tradesman I try to assist all the trades that I have limited knowedge of(if I have the knowledge,then I’ll do the job myself).That way you learn a little.I always offer to clean up for them,this way they give you a little more info.As a rule tradesmen don’t give away any trade
    secrets.We tell you that it took five years to learn our trade,so go to TECH and do the trade
    yourself.
    By the way you didn’t complain about the quality of his work.So be thankful that the job was do right.That’s the main thing after all.
    Cleaning up is nothing.

    The tenant pays for absolutely everything.And so they should.
    Renting your investment property to a “renter”
    is a business.The same as walking into Coles or Woolies for a purchase.They nominate a price. If you agree you buy.If not,you walk out.
    Same deal with your tenant.

    My goodness!!!! I’ve never been invited to anything in my life.
    I’m the most unloved person in the the world.
    Everyone hates me!
    Mother-in-law is suing me.
    That’s only one story.
    Now Mr Steven McKnight is inviting ME to his book launch!…But the queue.. it will be as long as when they opened that new Krippy Kreme Donut shop in Sydney.Queues almost out of sight.In two directions.
    I hate queues Mr McKnight!!
    If I go I want to stand up close to Minimogul.
    Real close, Mini, B.O.close.
    Then I could annoy Monopoly by breathing into her right ear.Plus if I play my cards right,even score a bed for the night.
    This could turn out to be a “real” good night.
    Shame,I won’t be buying the book.

    The most amazing thing about you,is the fact that you are far and away in front of everyone on this forum,when it comes to intelligence.
    Why the HELL would you need go to anyone’s seminar is beyond me.(Yes I’ve mentioned this before).
    The last people on earth,you would believe are “seminar gurus and book writers”. I don’t go to seminars or read books.

    I don’t treat my tenants as family. I treat them as I should.Like tenants.
    They pay the rent,on time,they get to stay there.
    So simple.

    No you can’t tell by looking at sheets of fibro.
    Some of these building experts claim that they can.
    I’ve had two of these experts look at the same sheets of fibro and their opinions differed.
    Treat all fibro as if it were asbestos manufactured,just for the safety first factor.
    I was very lucky working with the stuff.

    If you’re looking for a tradesman, try the police force or the fire fighters or the pub,behind the bar that is,any other job but not in the trade you are looking for.
    Why!!! Their pay is so poor that they earn better money else where.
    I’m(was)a fitter and turner,Senior foreman for an engineering company for fifteen years. Found out that I could earn the same cash being a brikies labour.Later I did an certificate in engineering -diesel.
    At this moment of time, I work on semi’s and heavy vehicles.Shit of a job!!!
    But now the good news. I’m chucking it for a damned bus driver’s job.Sit on my bum for even better money.I have too practice been rude and obnoxious.And with me that come very easy.

    but when I meet an apprentice they are red hot eager to prove their skills.I always tell them to suck every bit of imfo.out of the tradies.Work your bums off. Nothing is too much trouble. Never let the boss beat you.Show him you’re the best apprentice he ever employed.

    seminar? It amazed me to see you put your hand up for it.I thought your intelligence was away ahead of going to anyone’s seminar.Besides, the way I read your posts, you’re on the tight side.(BLOODY

    plus other costs,what did you learn?????

    I’ve worked with asbestos for years.I even worked in the blue asbestos mines at Wittenoom Gauge,West Aussie for three months.Never killed me. Damn!!!
    I was there waiting for my lottery results(I won).

    Sydney is a wonderful place,the best little town in Australia.Now that they play Aussie Rules(go the Swans),it makes this little town absolutely PERFECT!!!! SWANS 2004 PREMIERS!!!!!
    Unfortunately,everyone wants to live in this little perfect town.Which makes property very expensive.
    All houses will command prices of well over a million dollars in the next few years.Northern suburbs are there now.
    Even the toilet of Sydney(Mt Druit),house prices have gone up to the heavens.Lovely people though.
    (got to say something nice about them!).

    The stories I’ve heard of selling a retirement unit is, the management takes thirty percent of the purchase price.Plus management keeps all the capital gain.In other words, there’s no capital gain.
    The only way to be involved in a retirement village is to own the whole thing yourself.That costs big money. Profits are huge. That’s why the big boys (companies)own most of them. The churches used to be the only people interested in them once.Even the churches now screw these poor bastards out of their last dollar.Some churches charge a large portion of the retiree’s pension, even when the poor bastard bought the place.
    The RSL village at Collaroy Plateau(NSW)is the largest retiement village in Australia.
    They never stop building. Today they don’t care who you are, first with the money wins! The R.S.L.bit means nothing.Money money money.
    I wouldn’t touch them.A very good chance of being burnt.

    Hi Monopoly,
    My PM fees are the same as yours,except I don’t pay any statement fee.
    They know if their fees increase,i’ll do my own managing.one property divided into two, how hard can it be?
    After all I only work a minimum of eighty-fours hours a week.I’ve another eighty-four hours in the week that I do nothing with!

    Hi all,
    Celivia, Monopoly, your postings kill me.You’re far too intelligent for me.I feel very humble after reading those two posts.
    Yack,I drive days- three am to three pm, only on Sat.and Sundays. But you’re right, the little old ladies tip you twenty cents and think it’s a big deal! Their ride never costs more than four dollars and fifty cents.
    I treat them like the Queens,open the door,carry their one small parcel,joke with them and try to have fun with them.I even feel human after I’ve dropped them off.
    Foston mate,die in early age.I’m the grandfather of this website,fifty-nine years old.Boo hoo.But my brain is a that of a three year old.
    My wife claims that I’m starting to dribble and going deaf.(Only when she tells me to do something that I don’t want to do).
    BUT!!! I haven’t wet the bed yet.A pleasure to look forward to.

    My PPOR was purchased for thity-six thousand dollars.
    Today it’s been valued at over nine hundred thousand dollars.The repayments were two hundred and five dollars per month.
    If I had too pay rent on the same place,what would the rent be today?
    Little Kay, it’s time for you to jump into your own place!
    Your investment properties will do for now.
    Own your own!
    Yes you will save a few dollars on deductions etc,
    but if you ever sell your PPOR it’s tax free.
    If I was starting over I would only be buying PPOR properties.
    Buy,do up,taking your time,sell and repeat.
    Right location, you’ll sell for four million dollars. repeat often!!
    My mate did this.He retired in eight years, with three million dollars in the bank,after buying his last PPOR.
    He only works part time.

    No property insurance needed. No property managers required.

    It’s been forty-eight working days since my last day off. Yes I do count them.My record of straight working days is 123.My accrued sick days total fifty-one weeks.
    The Mortgage Adviser is right, it’s nice to be able stop when(if) you feel like it.
    On my last day off, I was “lucky” to find some poor cow(middle aged woman)broken down.So I got her going.This took a little time. Kept me amussed for awhile.
    Monopoly, some times I go into nursing homes. You see these poor blighters lying in their cots(too old to have a bed,can’t be trusted to stay in bed.Can’t get out of their cot.Guess where they do their toiletries?
    They live for four things,breakfast,lunch and dinner.And of course television, That’s it.
    The day you stop is the day you’re dead, or so close it doesn’t matter. That’s why I said dead and loving it.A far better choice than the nursing home.
    “Golden years” that’s a term dreamed up by some,
    so the oldies don’t feel so bad about being old.
    Like “diamonds are a girls best friend”.From the diamond companies. And
    “Got to be in it to win it”.From the lottery people.
    Kay, my best friend is my bed. I love it.
