I’ve gone the other way – I’ve sold three of the four properties. I’ve only kept the dual occ. property. I’ve given property a miss for awhile.
I’m now share trading. If I keep going as I’m doing at the moment I could chuck taxis and my job. Not that I am going to do that, but every morning I think about it.(It’s easy to make money on a rising share market).
The taxis are doing well( I now own four).My next step is to lease six plates, employ a mechanic and the book keeper, lease a industrial property and set up a business. My input would be to do nothing, but oversee all and fill the breech if there’s a need to.Mechanical or driving. When not doing that I would be messing around with the shares.
Not owing the bank over one million dollars is a nice feeling!!!!!!

the last thing the NSW Government needs to do is cut stamp duties. This labour gov’t has turned this state into a complete disaster state. You only have to read the newspapers(and see channel 9 news)listen to talk back radio to find the joint is turning into anarchy.Schools,education,police,
water resouces and transport. Thats just some of the problems in this state. There’s almost no law and order.Police offices were repremanded for arresting three HOONS for bad language.It causeds a riot.Forty police offices had too quell the hoons.Lebonese.At least in Melbourne the baddies are killing baddies.No problem there for me. Let them go for it.Them hang what’s left.
Now the state is having a mini budget,as the gov’t is broke! If you drink,smoke or gamble watch out!! So in NSW if it means cutting any taxes the answer is a big NO!

I never get involved with my tenants.Yes they are all good tenants, but tenants are just that. Tenants.I don’t know what they look like or do I care. My properties are well above average(so are the rents)but business is business “Hermy my boy”.
My property manager is paid to keep them happy.

There’s only one way to value a property, put it on the market.
Every odd day people tell me how much their property is worth. They add thousands every couple of months.
In the other post (Cringe, location location) the old couple thought the sky was the limit for their house. Everyone has a limit.
My way of valuing a property is to search the estate agents windows, making a few offers after the inspections.
Buying houses is so easy and enjoyable.
The hard bit is having the sellers accepting your price.
Can’t see anything wrong with this scheme. My friends have been doing it for years so their “grots” can afford to buy and live on Sydney’s northern beaches.Close to their mummy and daddy.
It’s this scheme, or the “kids” live at least three hours drive away.
Parents are allowing the “children” to build
on top of the family home. So (with fingers crossed) everyone’s a winner.
If you’re a bankrupt you don’t have too pay anything back. That’s the beauty of being a bankrupt!!!!!!

In my opinion, never, never invest in home units. Cheaper to purchase and easier to maintain. But those bloody strata levies, they average out at about two thousand dollars a year.
The laws are changing to allow tenants to have pets.

Eighteen months ago I read the book “Ordinary Millionaires” by Jim McKnight(not another one! More of the family?).
In one of the storeys, this fellow bought dud properties in Adelaide’s suburb of Elizabeth. Bought cheap, rented out at very good +pos.yields.When the banks refused more loans he found a private investor who loaned him all the money he required.
In 2002 his properties were worth seven million dollars.
If “we” take this example and try to do the same today,
in Hobart,(or where ever), we would be buying “up” suburbs like Rokerby or Gagebrook. That’s if these are the worst areas in Hobart.
Now this is where you have to be brave(stupid)and start buying “up” these houses. Who’s going to step “up” and do the honours first?

I’m being sued for four hundred thousand dollars. Never
trust anyone,especially family.My bloody mother-in-law. I also made a mistake of telling her that I had a bullet with her name on it. Another court case there.

IF ONLY!! Yes,with hindsight I would have also bought some of those properties that you both bought.
I had a rough idea that the next properties would have too be pos.geared.I looked at Armidale NSW, loved what I saw,did nothing.Checked out Lismore. Found a block of units for sale .Checked out OK.Not in the flood area.Did nothing.
That’s what blew my mind,this website.people were buying country properties like buying lollies.
I dithered like an old fart(which I am).
What’s this year going to hold? NO IDEA.

A year ago I said the same as you,except my perfect location was Sydney-Northern Beaches.I went on to say
why have one dozen (or even two dozen) properties costing you twelve (twenty-four) times the overheads of
a person who has four Sydney properties(me).
Sydney/Melbourne properties growth are KILLING all those country towns.
I borrowed just over one million dollars in 1999, bought four properties, over two years.Today they’re worth just under three milliom dollars.
