    There are properties for aropund $40K. I saw one the other day – $45K – $85 pw rent. The area is screaming for rentals.

    Not Upper Coomera but at Nthn end of Gold Coast. At Coombabah actually. I use Leta Clark Realty. Name of property manager is Julie – excellent service and really llok after your property – they even do inspections. They take 7.5%. 07 5577 1088. One word of advise – I never use the big ones.

    Hmmmm…..I considered Innisfail / Tully area. Main deterrent for me was its high risk, cyclone area and wettest place in Oz. As far as investment / insurances went – I bowed out because of too many “what ifs”. Although, not sure if that is what u r asking [?]

    Certainly have. Although they have been working on Queen St for ages – years. Instead of property sites, I enjoy finding sites realting to development companies and see what they are doing. It’s kinda like the pied piper effect [;)]

    Hi All,
    I have been watching the GC for the last couple of years now – fortunately bought 2 IPs there and am watching them go ahead in leaps and bounds. Also watching what is happening in Southport and will happen in the next 4 years re: construction and revamp of the area. The GC is the 6th largest area in Oz now and I can only forsee nothing but improvements. Why is Westfield building in Helesvale ? Because the demand is there. As these companies move in, the new infrastructure will come and the new demand for jobs. I can only see it going up and up.[^]

    Hi
    We have 1 IP on the Gold Coast and 1 in the Hinterland of the Gold Coast – both aer 7.5% – one charges 0 for advertising, postage petties etc – a flat 7.5%. The other charges 7.5% + advertising,postage, GST etc. We believe that it seems to depend on your negotiation skills and of course the # of IPs u have. Guess we better learn better skills eh [:)]

    Hi Frank,
    I spent 3 weeks on the gold coast in July looking, walking, talking, reading etc – I reckon I know every re agent by their 1st name on the northern side of the coast. My advise – forget it. We bought there 15 months ago and that place has gone up 50% in that time. I agree with picja – don’t waste your time there – look for new ground.

    Centennial Park in Sydney has barbies and the kids can usually run wild there. Sundays are usually very busy – Saturday would be better. There’s also the big park at Homebush – near the Olympic site – maybe more central for people ? Only suggestions……….

    Hi there,
    I just a got a verbal valuation from Which Bank via the branch lending manager for our 2nd ip. He explained all things as to why it is under the current sale price and that the banks are very conservative with their figures and also told us that if you are putting more than 20% deposit down, he had no problem revealing the figure. The valuation we paid to the bank was $0, again because of the deposit being > 20%.I think your right Peter, some things depend on your working relationship.

    How about considering a split loan ? I have just done this – am hedging both angles. If only we had a crystal ball [:)]

    Hi,
    I know of a house on the Qld Gold Coast – on a slab of concrete and riddled with termites. Thank God I did a pest report. Talking to the pest inspector, he said the little buggers have been known to go thru concrete slabs ! He did say that it was certain types of concrete mix. Does that mean u should get a concrete mix check as well ? Scary stuff.

    Hi Elysium-M and Mortgage Hunter,
    I am confused – I thought there had to be 12 months occupation of the home as well. May I quote from Explanatory notes – Qld OSR Duties act 2001 Section 282.
    There is an obligation to notify the OSR if any of the borrowers who signed the declaration :
    a) fail to take occupation of the residence as their home within 1 year after the later of the transfer date or the date the mortgage was first signed: or
    b) dispose of all or part of the residential land without having occupied it as a home: or
    c) dispose of all or part of the residential land within 1 year of occupation as a home.
    Residential land is disposed where all or part of the land is:
    a) transferrred: or
    b) leased or otherwise exclusive possession is granted to another person.
    Q. Maybe section c is the section some people are querying ? The area that states “within 1 year of occupation”. Can any legal eagles answer this area (Qld) please ?

    Hi all,
    I am 50. Wanted a loan for 2nd IP – had 50% deposit. Bank told me loan could only be for 15 years as 65 is retirement age. A friend who is younger (30) came in on the deal and bank said “no worries” we’ll give u a loan for 30 years.

    Just remember one thing as u go down lifes highway. What qualifies u to judge what others want to do? Do what u want, but don’t belittle those that just may enjoy thier walks to the office in the morning.

    What worries me is the amt of TV renovation programs. I think the mkt is saturated with them now. How many people out there making quick turnarounds? On the Gold Coast, I know of a property in Biggera Waters – bought for $270K, el quicko and cheap reno – less than 2 months turnaround – back on the mkt for $350K. The vendors r Sydneyites trying to cash in on the current situation. I’m not saying it’s wrong and i’m not saying it’s right, but it does make me want to throw up.[:(!]What affect does this have on the mkt ?

    Thank u kind people for advise. Very much appreciated. Will be using all options offered in letter to solicitor today. I know that vendor wants to use $’s from the sale to purchase land in a new estate & they need to move quickly as the land is selling like hotcakes – thus creating excellent bargaining power for me. [:)] Will let u know how it pans out.
