thanks everyone for the responses..i'm a shocking consumer..  hell even my sister in law just bought her 3rd property and i make almost three times what she makes and have pretty much nothing to show for it.. the more i read the posts here, the more i realise that it's not about the income but about financial awareness and astuteness..i will sign up for those newsletters, read some of those books and come back with a myriad of questions for you all

hi smj, am interested in reading the book but feel that it might just confuse me and really cement my relative poverty..does the book have any advice on purchasing property when you have debts??

thanks scott..my only concern is that i will end up having a small part of my room uncarpeted (around the doorway and probably around the window frame) and it may end up looking odd..but i agree that laying the carpet on the tiles would be the most efficient way to go..

the glass that insulates against the cold and heat.my house is going to get incredibly hot during summer due to the windows, and lose a lot of heat in the winter.i read in the paper that the new pilkington glass has some type of thermal protection.  i'm sure that there would be other types too, i'm just unaware of them.

    update on the situation.

when they revoked the finance, they did it because of where both houses are positioned, outer northern suburbs of melbourne.
what they forgot is that she actually works at the bank part time as a clerk.
when they were reminded, they relented!

    define ethics?

hi boshy,  my brother in law recently relaminated his benchtops, inexpensive and they look great.

hope this helps.  he has also used the granite transformations product on two of the benchtops, inexpensive but they look a million dollars.  tenant was happy.

From any experience I have had with brokers, I have found them to be frustrating and condescending.
Buyers frustrations are valid and real and brokers really need to be more in tune with these frustrations and fears.
I really wish more brokers took into account the buyers fears and frustrations, instead of procrastinating.

i wouldn't  call a good coffee an 'unnecessary expense'!!

vital to my life.. i probably spend around $20 per day on good coffee.. let alone just spending a small fortune on a coffee machine.. coffee beans are around $48 per kg too..

add good quality italian hot chocolate to that too..

raddles, i spoke with my new solicitor today.. they (the two of them) found 4 faults with the contract and have placed an objection to the release of the deposit..

the world is so much nicer when you are surrounded by competent ppl!!

btw, i refused to pay the first solicitor because of the myriad of mistakes he made – he agreed to no payment..

    thanks so much..

i'm in victoria and it was not part of the contract..
i just found out from my former incompetent solicitor that he has been sitting on section 27 and the titles for over 28 days..
i was never informed about this.. he also just rang me and told me that i had to release the deposit by tomorrow the latest..
he never informed me that he had received section 27..
seems that i may have not one leg to stand on..

    thanks for all your advice

our solicitor just sacked me!! he said that i was dodgy and unethical for not wanting to release the $44,000 deposit 120 days early.. he can't work for me :)

but the question still stands – can the vendor force me to hand over the deposit long before settlement?
