Sorry for jumping in on your thread, hope you don’t mind.
I am from Brisbane and am also looking for a mentor to help achieve my investment goals. I currently have two properties in Brisbane, one that I live in an the other is a rental. I have a secure job with the government earning around $95k, but need some advice on where to go from here. I am particularly interested in obtaining a few more rental properties, and possible small developments such as sub divisions.
Would be great to get some advice and guidance from some experienced investors here.

Sorry to hijack the topic. Just had my own cgt question.
A neighbour and I have decided to subdivide our two blocks to create 3 blocks. We will both be keeping our original blocks, and selling the new one. We have both had our places for several years. Will we be subject to cgt on the block we sell?

The block is basically flat, so should be reasonably easy to build on. I definately can afford to build the place, it’s just more of a matter of whether it would be financially beneficial to do so.
The block itself is probably valued around $400k based on recent sales. New houses in the street sell for between $800k and $900k. So the tricky question is knowing whether I could build a house that fits the area cheap enough to make it worth while.
Am starting to lean towards the easy option of just selling the block.

The blocks are both only 640 blocks, so not large enough to subdivide. However the camp hill property is a corner block. My next door neighbour has their property currenly for sale. If I purchased it the council has informed me I could split the two properties into 3 seperate blocks.
