I feel it is a place that will grow but it will take some time.
Mangakino I think is still quite untouched maybe too untouched for CG’s in the immediate 3 years. However, maybe one could buy now, sit on it if possible and maybe have something quite valuable in 8 years time once ity is developed a bit more.

Can anyone still tell me what CF is as I don’t have a clue and have seen it used quite a bit.
Also, what are yeilds?
What does everyone think of Mangakino as an Investment area?
Does anyone know if there is quite a high rental demand there?
Is there lots of employment there?
If anyone has any info on Mangakino, I am all ears. Pleanty of lower end IP’s there. Just putting it out there.

Would you say that there is a shortage of rentals in Gore?Tell me, what attracts people to Gore?
Is there a lot of work in Gore? as I have been told otherwise.
I am thinking of possibly buying there. I will hve to get a loan for just about half of the purchase price.
What do you all think?? I know Westan must think good of it to buy town houses there. What about everyone else?
Westan you were saying that you went to Timaru to have a look at properties. How did you go?
What did you think of the area?
Do you think there is quite a high rental demand there?I rang Waimate Ploce Station and they said there were no gangs in Waimate but there were some in Timaru.
Were there any properties going there for under $40K?

It’s so nice to read people saying nice and encougaing things about me….aawwe. Thanks Mini and Westan. I have learnt so much from you both and still learning.
I am pretty happy about the land too.
Here is the thing abut what I want to do with it. I don’t want to buy one of those rellocatable houses and use it as an IP that way. I think the idea is to offer someone else the land to do that or even a caracvan and worst case even a horse on it.
All I want is enough to cover the rates. Then maybe next year sometime D and I might build a very modest three bedroom cottage and use it as an IP that way.Any thoughts?
Any ideas as to how much a cheap three bedroom cottage would cost to build in Waimate?Anyone got any other tips as to where is hot to invest?

My hat goes off to you once again Westan what an awesome thing to have been able to sell the house for so much more. But do you think you could get that much CG in areas outside of the main Cities in NZ?
Sure hope Waimate goes that way now I got some land there. Well almost.
How did you find your Dunedin property?
I am still keen to buy there if I can.Would you say it would be better to invest in Dunedin than Gore?

Still where can I find an IP in Dunedin for under $40K relaenz just doesn’t have them. Has anyone seen any, anywhere else? I don’t like to use open2view, way too confusiing and not as good as realenz. Any help here??
Oh my offer was accepted in regards to the land I was wanting to put a contract on. Yippee!! so long as the LIM report is ok, looks like I’ve just bought myself my first bit of something.
Back to the Dunedin thing. Ya I have a vibe for that place too, Timaru is quite big as well. Big towns from what I can gather generate interest.
So fi anyone knows where a good place to search for these properties are, please do fill me in.

I have been talking to Westan who says he has spoken to you on the phone. He is a real gun and is snapping up IP’s left right and centre. Good on him, I say!!!.
I put an offer down on some land. D and I are waiting to hear back to see if the offer was accepted.
Does anyone know where to find some IP’s in Dunedin? as realenz doesn’t have many listings for under $40K.
I took Zanis’ advise and rang the local police stations regarding gang activity.
Good thinking Watson.I think what AD says is right too. One shouldn’t be so scared to buy in areas that are not as well to do, so to speak. B/c people who live in those areas are paying off one’s house and helping to get one a step closer to their goal.

However my b/f’s parents live here in Sydney, not NZ. They just bought for investment purposes just like I am trying to do.
They actually bought the house that I found but didn’t have the funds to purcahse at that time.
Now I have gone off Toko as an area. Not that there is anything actually wrong with Toko but I just don’t have a vibe for it anymore.
I really apprecaite the advise on gangs etc and checking with the local police.

I couldn’t fin however woodville and kawerau on the map. If you know actual locations…sweet.
As for Tokoroa, my b/f family just bought a house there, on the good side. Just to let everyone know, there is a good and a not so good side to Toko so make sure you are informed. However, I think that is the case with the majority or areas. I guess one just has to think about where they live. I guess there is a nice side and a not so nice side a few km’s away.
Can anyone give me some advise in buying the following areas:
Wairoa and Waimate
Does anyone on any IP’s in those areas?
Now I know Wairoa had a big unemployment rate about 2 years ago, does anyone know if that has cleared up?
Is it a good investment area?Now Waimate, I know there is a good and a not so good side to that area.
Does anyone know if there is growth there and would that equate to capital gain?Does anyone know if there are any gangs in anyone of those two areas such as the mungrel mob etc?
