Due dilligence, some small towns we have looked at are good rental towns. That is they support workers from nearby factories ie/ Strathmerton has Yoplait. This little town supports a good number of rentals, I don’t know what the population is but the rental vacancy is low.
There are a number of Victorian towns that have good factories nearby. But, be careful, there is a lot of moving going on at the moment. That is there has been a number of industries moving to new shires, check out Moama / Echuca.
I agree with Willandel, some small towns have a much better feel about them, just remember to be a local.

Depending on the area, soil type, neighbourhood and general land size / building types.
If you have a clay soil, especially now after a long dry, a brick and tile house may have some foundation movement causing walls to crack, I know some people have had to under-pin their foundations to help hold up the walls.
With a weatherboard on stumps, you can easily pack and unpack stumps to keep the windows working. Just keep an eye on termites and dry rot.
Also a cement tile roof can absorb upto five times its own weight with water once the coating is gone. Brick or WB this places a lot of stress on the footings and foundations.
I believe WB or brick is not the main factor, I would keep an eye on the plumbing. Type of pipe from meter to house, type of waste pipes above and below ground. My sister has a lovely old IP with Vit. Clay sewer pipes in the ground and beautiful crepe myrtles in the back yard, every six months she has to get a plumber in to remove the tree roots from the drains.
Old galv. water pipes can be a problem too.

I agree with Stuart IP IP and another IP, We are in the process of selling our house. We are then going into the rental market, because there seems to be lots around our way at the moment sitting just waiting for someone to love them. We then plan to use our money to do just that. We plan to do minimum of 4 before we then go back into our own place. I suppose it comes down to what do you think will get you to where you want to be quicker ! Well thats what was our decider[]We thought why didn’t we do this in the first place, but it takes longer for the penny to drop sometimes.[]

Thanks for your words.
This will be our first non PPOR reno, have done a few in the past.
wilandel – we found it on the internet, then made sure I had a reason to visit the area with my work. The camera is ready and loaded.
Sooshie – absolutely, after the reno we will revalue, refinance the IP to get our deposit back and find another one.
Ad – I cant believe how relaxed we are about it. We have set our mind to a business mode and we do our sums on each one, if they don’t add up, we move on.

I am Greg, 39 [}], married to Mary [] for about 18 years, have three, Nick, 10, Pat, 8 and our little girl Katrina, 4, one dog. We currently live in Knoxfield, Vic. After the weekend seminar we have set ourselves some real targets. We plan to have me home from work within two years. This will be made up from income from properties and sub contracting.
