    I knew that there was another book around but have never seen it in any of the book shops. I went to a noveau riche evening and if you joined then both books were part of what you received.

    I would think that all good bookstore like Angus and Robertson, Dymocks, Borders etc would or could get any of Brad Sugars books in for you. The cost of the book may also be tax deductible to you.

    Don’t forget the local papers – go to your local library and see what [papers they have for other towns around the state or interstate.

    From some of the other posts, Geelong has been mentioned as well as Ballarat, Wagga Wagga etc so maybe in areas around you and these towns. I think people often overlook their own backyard for gems thinking they have to travel thousands of klms to find things.

    There are many great books out there – another one is Ordinary Millionaires by Jim Mc Knight. Apart from reading and gaining the knowledge, you have to start taking some action – develop business plans, action plans etc. Westan you mentioned Real Estate Riches – have you managed to find any other books by De Roos?

    Unfortunately I don’t get on the net much and generally later at night. I gues my Scottish heritage and stubbornness will mean that I have to forgo this one.

    I’ll just enjoy and re read the book.

    Steve,

    What may have been clear to you apparently wasn’t that clear as at least a couple of other people attest to. Common sense would have also said that Friday, the end of the week not Thursday would have been the cut off particularly when moved from the 30 September.

    I guess there are many other seminars to attend if this is going to be the attitude = we take our money and go elsewhere rather than have the details of the book thrown at us.

    With a block of this size, I would also be talking to a town planner to see what can be done to maximise the usage and return on the block.

    How many lots and any particular Council/shire area?

    I’ve done a couple of small split blocks etc but I think it would be best to go to the relevant Council and talk with their town planning area – play dumb, they are normally quite willing to help. Apart from water and sewerage costs, council may also hit you for things such as parkland contribution, planting and maintenance of trees on the footpath etc. They can be very innovative.

    We have meet a number of our tenants but always just introducing ourselves by our Christian names. The meetings have not been planned, generally we are having a last minute check through the property but we wish them an enjoyable tenancy, answer any questions they may have on coffee shops, theatres, rubbish collection days etc and remind them to contact the PM if they have any problems. After all that’s what you paying the PM for.

    CAIRNS BUYERS BEWARE – I have been travelling regularly to Cairns and other areas in North Queensland for about 10 years and can remember other booms in Cairns unfortunately followed by big busts which last for many years. In addition to the capital losses, rental incomes have fallen as well. Remember the last days of the telco boom of a few years back.

    LIONS RULE!!!

    A very professional performance from a very professional team – players and administrators. There are a number of people in that team that are great sources of inspiration – look at Alister Lynch at 37 yo and what he has overcome.

    I’m based in Brisbane and have been looking around. As others have said basically from Gympie to the northern NSW border has exploded and whereas a few months ago you would have seen newspaper ads for under 100K in Toowoomba etc, you can add almost 50K now.

    I laso spoke to a work collegue in Rockhampton on Friday and he confirmed that the market has also taken off there and if anything is available, then you will have to send big dollars doing it up. This same person had recently visited Barcaldine where someone that he knew spent $110K on a property and then was going to spend another $20K doing it up. It is likely to be a long time before this person will recoup their money.

    There are bargain out there – just need to be patient and prepared to act when they become available.

    Sorry not from WA and haven’t heard of Australind?

    However, I think that generally the thing the causes prices to increase is supply and demand. Is it an area that people – lots of people are going to want to live in and are there features that will make the supply restrictedeg a mountain range or national park etc that restrict how far development can occur. What is it that attracts people to the area? Are Council town planning going to restrict future growth eg limiting the hight of buildings.
