thanks richard, we have the loan thru rams for this house, I'm hoping to get back my reno costs approx $25k, I'm  a builder and the house is in central Bendigo, Victoria. That said if I could get a bit more out I would, I think the re-val would be around the $230-240k mark and we owe $140K any more advice would be great.Cheers bren

Hi misty1, we've had the same problem but after a bit of checking its only in the banks eyes that you are an owner builder, you still do a contract, specs etc, take out warranty insurance for the project, so once you sell it -go again theres no 'owner builder' limit. Only warranty insurance limits. Good luckCheers

Hi lukes,  if you're trying to keep the cost down stick to the hardi-plank its easy to put on and cheaper than primeline. You may be able to go straight over the flat sheets, just remove  any  timber strips on the joins and around windows and doors and just  put the new boards on. Just put the 1st board on using a level and away you go, have fun…

Well done noobie, hopefully the first one is the hardest, (getting started I mean) hope it all goes well. Now the fun part starts dealing with the council for permits, quotes etc. We used pull-up nappies on our youngsters, they don't stop the problem but hide it pretty well, especially in at council give em a try. Hi elka, there is a self-levelling product you can buy to put on uneven floors, it just mixes up like mortar and you pour it out and it will find its own level, try a small spot first and see where it settles. It sets extremely hard and can then be tiled over, the product I've used is call hardit there may be other names for it, see how you go.Cheers

Hi Misty1, it depends on where you are, I'm in Central Vic and it would be about $55m2 but in Melbourne would be higher again.  Also if you want a colored finish or patterned finish the price would go up again. Hope that's of some help.Cheers

Our understanding is that an accepted offer is legally binding although there may be a cooling off period that applies. However you can make an offer subject to your satisfaction with a building inspection and pest inspection with the inspector/s of your choice and if necessary finance approval with the lender of your choice.
