    just being inquistive

    what exactly is great about a one or less than one year lease on a commercial property?

    i appreciate the return is ‘great’ on current figures, anything else?

    Its not common – a hand full a year i guess, as i haven’t done one on a loan amount exceeding $500k none of my clients have paid that level of mi.

    sub $300k the mi is often palatable when other options are considered – i think it is simply a commercial decision that is available – and considered with other options.

    James – most main stream lenders treat telco listings pretty casually – prepare a letter explaining situation and have this available when you go for finance. its a small figure, and it shouldn’t get in your way.

    very recently thousands of listings made by defunct telco One Tel were erased as the court ruled the telco had ineffective billing and arrears management in place.

    i am quite perplexed by the timing issue however.

    Hi Terry

    i’ve had no probs refi’ing to ANZ to 95 and capping mi to 97.

    i don’t think they like to refi multiple debts, but to refi existing mortgage and pull equity (personal inv. purposes etc) up to 95% then cap mi is no problem.

    depending on the credit assessor, its still possible to get them thru with multiple debts.

    martin, that was actually the first thing that came to my mind. yes, i’d play my cards very close to my chest on monday, probably nice to take a friend with you – personally i’d take another solicitor.

    martin, i think it is really up to you and your solicitor to look after your interests – i’m afraid this would include your solicitor confirming that the deposit bond was effected and held either by themselves, or the realtor.

    if the contract was unconditional on the 24th of last month, why wasn’t the missing bond picked up then by your solicitor.

    in my experience and practice, the bond goes to the solicitor not the realtor. for instance i may fax a copy and post original to the purchasers solicitor, who will then advise the vendors solicitor they are holding a fully executed bond – they may fax a copy to them but i don’t know for sure.

    as the agent is engaged by the vendor i really don’t know if you will get much out of that angle, other than confirming their incompetance – i’d be seriously questioning what your legal team did to protect your interests for the past 4 weeks.

    property didn’t meet the reserve so it doesn’t really matter if it was dummy or vendor bids – it wasn’t on the market was it?

    maybe the bidder was just hoping to pick up a bargain in the event the vendor was silly enough to ‘put it on the market’ and see if other potential bidders would step in…as seen on tv already.

    What application fee?

    There is no application fee when you opt for a pro pack – zip, zero, zilch – the $600 is fully waived in lieu of the $295 annual packaging fee.
