    either cash (yours) or its going 2 b xpensive – it could be difficult to make this look attractive to a lender.

    how did you start with $300k and end up with $150k?? you mentioned loan but then things went hazy

    was this in writing or some worthless verbal <edited>e??

    i find it difficult to see how you can afford this in the first place with a ‘turnover’ of $41k – unless you have substantial other income which you’ve omitted.

    on a turnover of $41k how do you even afford to live in Sydney let alone consider doing a development!!

    banks don’t decline because your small – height discrimination has been stamped out completely ever since that strangely haunting episode of ‘The Goodies’ went to air – c.1976

    banks decline because you can’t afford to borrow, or other non personal reasons.

    at this point i don’t know of a low doc lender willing to take on low doc, low income and a commenced construction – maybe some of the other brokers who frequent have more flexible lenders on their panels – those previously listed will not assist.

    ANZ has that cute $5 per month do everything account – plus plenty of atm’s and branch outlets.

    others probably have similar – some smaller banks may be cheaper but they don’t have the exposure and the services (hence they should be cheaper!)

    Alexei – i’m honest, i mean i don’t steal peoples handbags when i do their homeloans, but i’m in qld and you could probably benefit seeing someone face to face (keep an eye on your car keys and wallet though, some brokers may not be as honest as others)

    but seriously, do it quickly as Simon indicated (i nearly typed Simon Says which just wouldn’t be good form)as it may not be the easiest loan application to get approved.

    choose high income earning profession or trade

    when your mates ‘finance’ into the latest car, let them drive you everywhere but do not buy one your self

    keep an eye on dev costs, do you have to concrete all access areas, fire regs etc.

    putting this aside and lets face it, you have to be able to pass on the cost of the above, how big is the town, demand etc etc.

    in metro areas these things are impossible almost impossible to find vacant, they always seem to filled up with solicitors/accountants files and the like – (maybe the ato has a half share in Millers???)

    hi there new member, on repayments of $300 a week = mortgage @ $185 -195 000 ?

    if so, you should have available equity to purchase property @ $200 000 plus costs without using savings.

    subject to employment and income to support – probation, how much rent your now paying, etc etc.

    pretty much, weigh up whether (1) using equity in a property or (2) what the effect of higher repayments have on your borrowing capacity.

    ‘the cheapest form of finance is saving’ – but its not usually what people want to hear – and i wouldn’t have a job either…mmm…might delete that later..he he

    nick, that sort of sounds too good to be true!!

    however, there is 100% and 106% finance available NOW. So no need to do sneaky things as per the numberous American guru (no pun intended PropertyGuru) books.

    this also makes it pretty clean cut for your tax deductibility question.
