    I believe that anyone who doesn't believe that global warming is here now is suffering an extreme case of denial.  When I was a kid and a teenager it used to rain every Christmas and Easter holidays in my area.  Floods were the norm.  The tourists used to complain bitterly and Dad used to let us stay home from school after 6 weeks of rain.  In summer we'd swim in the morning when it was sunny and many an afternoon there was a thunderstorm and rain for about and hour or two.  It doesn't happen near as often now – the afternoon showers that is.

    The last time people had to be evacuated from an area, that used to be regularly evacauted because of floods, was about 18 years ago.  For the past 10 years the tourists have enjoyed long sunny holidays.  In summer we used to keel over from the humidity.  That hasn't been a problem for again, at least 10 years.  The scientists are unanimous that it is not just a short term variation.  But… history tells us we are slow learners and we don't believe  we'll be 'burnt' until we're actually burnt.  We don't like to change until we are dragged kicking and screaming to change or the stark reality of the consequences has smacked us up the head in a most unpleasant and ongoing way.

    Thanks for the great replies everyone.  It gives me hope that from a small modest beginning big things can grow.  We just got preapproval for X amount of $ so we just have to choose the property to buy now – we've missed out on a couple because finance wasn't pre arranged.

    After spraying the ceilings how difficult is it to prevent the wall paint from getting onto the ceiling?  I imagine you would hand paint the wall area near the ceiling but still….

    We built a steel frame PAAL kit home and except for two bum steers in the instructions that caused us to swear a bit, it was a fairly straight forward process to put it up and complete it.  We did everything except the plumbing and electricals.  Took awhile though and it is a big job.

    For a small one bedroom unit do you normally have a bar fridge or a full sized fridge? 
    Do you provide the fridge?
    Has anyone provided a small washing machine – say in the bathroom – probably a small front loader – in a block that has a shared laundry & shared washer, to make it a more attractive proposition to a tenant?

    Do you have flexible working hours Dazzling?  We work 5 days a week which leaves only Saturday for inspections and Sunday's for drive bys.  Anything further than 1 hour's drive away starts to get difficult both time wise and petrol wise.  I have been physically looking at properties for a couple of months on Saturdays but the towns nearby don't have a great capital return either (rental isn't much but some are better than others.  Taking time off means lost pay.  Don't mind losing pay if I'm am certain that a property is the one I'm going to purchase.

    How do you work around this?

    How do you get to physically view all the properties Dazzling?  We work 5 days a week.  I have physically checked out properties on Saturday's in nearby towns but anything further than an hour to one and a half hours drive away is much tougher and partner is sensitive to wasting $ on fuel looking at properties we won't buy.  Time off means no pay for us.  How do you work around this or are your working hours flexible?

    Thanks for the replies.  I have contacted a mortgage broker through InvestLoan because they supply you with a copy the valuation documents.  The broker is in another state so we have spoken over the phone (and he talks at 100 miles an hour).  He suggested the investment loan which would be a separate loan to the PPoR mortgage.   I think I will need to deal with someone locally although it may mean I get no copy of the valuation.
