    Hi Again
    I would be looking to have first morgages with fixed interest only terms.
    I think this would help me as I would not be paying all the costs that banks like to sneak in to the loans I have now.Even though the interest rate I have now seems good, i get hit with high fees on a regular basis.
    I would be doing everthing above board and belives it would help both parties.

    We just went for a drive east of the highway into “coomera warters”, boy did that open my eyes.
    Houses and new estates everywhere.
    I was just aware of all the new estates on the west side of the highway but there seems to be much more going on, on the other side.
    I have my eyes on a few of the properties that are older acerages around the new estates as this could be a good chance for some strong capital growth when all the extra shops etc go up in the next couple of years.

    Hi Joe.
    I live in the next suburb along [Wongawallan] and I belive this is a boom area and when all the promised shops and factories comes on line so will a lot more people,so while price are dropping a bit at the moment I belive it will be a great place for long term capital growth.
    Being in the middle of Brisbane and the Gold coast makes it very desirable.

    I knew a bloke that had some storage sheds and he had a lot of managemant issues.
    he was a big bloke and needed to be to deal with all the deadbeats that store all their junk and dont like to pay for it.
    I dont think the extra stress and work is worth the extra returns,it is not true passive income.

    I am voicing my opion on some points and am hoping someone can steer me to some solid facts re the other points.
    I cant see how rents cant go up in the next year or so ,but am happy to be told otherwise.

    Hi again
    I agree with the post about speculating,which is why I was hoping someone would have some figures to tie in when rent normally rises after big booms.I would be happy to bet on history repeating.

    If the average couple cant afford to buy a house and it is generally much cheaper to rent,then wouldnt supply and demand eventually push rents up untill they are line ball with buying a house?boo Boo

    I am looking at a couple and the returns are 11% and the other is 8.5% with the leesees paying all outgoings .
    Is this a reasonable return or should I look the pay a bit less and increase the + cashflow.

    I am specifically buying as an investment only and NOT to run them .

    What return are the people out there who have an existing block [bought in the last 6 months ]getting?
    Are they all positivly geared?

    I bank with NAB so maybe they will lend to me as residential

    I guess I am a bit afraid to get out of my comfort zone and have read to many books on residential property and all the problems that you migfht come accross in a commercial property.

    If anyone out there is activly investing in blocks of units and would like to email me direct I would love to talk more as I am thinking that this is the way t go.
    At the moment I have enough equity to borrow the full amout of $1000000 if I get 70% from the banks,would this be enough to buy a block on the Gold Coast?[not on th beach purly a residential block well away from anywhere expensive]

    Is every one on this site under 30 years old?
    I dont think that 7% is all that high .
    I was around when my morgage was 18% [although a small one] and have had loans ever since and would be happy to fix my next loan for 5 years at 7% as I believe the average over that time would almost certanly not be under that amount

    And any hints on what top look oput for with problems with tenants and builing
