    Thanks for the reply.  Sorry I should have been clearer.  There is proper plans which have been drawn and approved by council.  The previous owner started the job, and the slab has been laid.

    This slab was done about 6 years ago.  The previous owners went through divorce, so the extension was stopped and they sold the house.

    I assume the plans will need to be re submitted for approval, and there may be new legislation regarding energy efficiency we will have to embrace.

    We need to get a fixed quote to borrow the money (our employer is going to subsidise the loan).  I was just after some tips to ensure we chose the best builder.

    I live in Karratha, and there are a lot of transient building gangs up here trying to make a quick dollar.  Some appear to be quite dodgy.  I was looking for a list of criteria people use to select their builder.

    Anyone?  I have never interviewed a builder before.

    What do I need to ask?  Qualifications?  Insurance? Warranty for work?

    How do builders expect to be paid?  Deposit, then routine payments?

    I did give my tenants a carton of beer and a bottle of bubbly as a gift.  They have been great doing odd jobs at no price.

    Can this be tax deductible (Terryw), they probably saved me $500 in costs.

    I am in Karratha, and dont trust many of the local business around here.  a lot seem to move in looking for a quick dollar and then dissappear.  Do either of you do "long distance business"?  Obviously you guys know your stuff, so I'm ready to make a move.

    Thanks again Terry.  I had verbal pre approval 6 months ago for 750k.  I'm full time employed eanring 150k/yr.
    I will get onto a broker next week.
    Any other advice advice on purchasing without physically visiting the place.
    Both kitchen and bathroom are recently renovated – looks great.
    Is the current depreciation schedule transferable, or do I have to get another one drawn up for myself.

    We plan to move into this house in about 5-10 years time.

    I read on here once that gifts to the tennants are tax deductible?  I did give my tenants a bottle of bubbly and a carton, as they have done some great things to the place, do I just keep the receipt for tax purposes?

    Oh, also, if you fly interstate for maintenance, can family members flights be deductible?  What else can be claimed whilst working away from home.

    How many times can this be done?  Is there a limit to number of trips or distance travelled (if your IP was interstate)

    Thanks for your replies.  So, if the account was 4% interest I can only put in about 10k before the interest will be too high.

    We have enough cash to cover the stamp duty etc.  Just wondering if the rent/purchase price ratio was ok.  We really want to live in this house one day………..
