Thats good news for property owners in the area as new developments usually come with higher prices in these near city areas, and we may see a ‘Subi Centro’ type of thing happen to the area where an old ‘semi-tired’ area is revitalised.
It may also wake up property owners in the area and there may be more renovations etc…

Im testing my memory now, but I think there is a good place in Mt Lawley for this sort of stuff its along the train line, it may even be Ross’s auctions….
I am renovating at the moment in VIC, and have found the trading post the best way to find things. I bought a whole kitchen (10yrs old) and stove (3 years old) for $300!
I also found a 12 month old hot water system for $330 and they are still selling for $750 in the shops… lots of bargains to be found if you look around, the trading post comes out every thursday.

The rent is probably still too high. Drop it to something more realistic. Some property managers have no more experience than you do, so sometimes you have to manage them to make sure the job is done properly.
Also, I find that ringing the property manager every day to ask what they are doing to secure a tenant is a good idea. Remember THEY are working for you, and eventually your tenant. Make them work for it and dont expect a tenat to fall into your lap.
Another thing, READ the ad they have for your place. If it is a BORING ad people wont be interested in looking at at. Try using some exciting words in the ad,
‘Modern 2 bedroom apartment in handy location, close to beach, south yarra cafes & restaurants, plenty of space, large kitchen with lots of storage, car parking on site and free DVD player – be quick for this apartment!’ Spice it up a bit, a lot of these guys write boring ads all day so why is yours any different from the other 90 apartments on thier books?

As long as you are comfortable with what you are spending, and the rental market for that area is stable or shows signs of improving (due to improved infrastructure, new developments etc) then go for it. I have a property in a small town in tassie that I paid $79k for. It rents for $120pw and the tenants are happy to stay (they have been there 2 years already).
I can also claim around $2200 a year in depreciation on this property…
A lot of people warn against this area, but I went down there and felt comfortable in spending that much in the area.
As long as you can sleep at night! If this place is vacant for a few weeks it wont send me broke! Then again, I wouldnt spend 300k in this area…

Besides, driving on parramatta road isnt going to improve no matter how good your car is!Trust me, im 25 and am driving my 10th car. If I had spent the money I have lost on cars, on property, I would have 5 more properties…
If you have money in the bank, (or not) speak to a good mortgage broker (PM me for details) and see how much you can borrow.
Property investing is great fun, and if you do it right you could be going back to the bank to refinance a property to pay cash for that car you want…

I use Picket Fences for my tassie property, they are a great little company with personal service. They are in Burnie. That may solve your management problem…?
