    No worries, I will look into it more as it may be the best option to have the house knocked down, it does have a granny flat so the cash flow was going to be good while the townhouses were getting build but your write I should defanatly do some serious number crunching and see what's going to put the most money in my pocket  and also thanks for the reference Shahin I will be shore to email them sometime over the next few days!!

    Thank you Shahin that was helpful, it is Liverpool council that I am dealing with, I have spoke to the councils town planner and they were kinda helpfull, but yeah I want to take the next step and start getting a DA in progress, when submitting the plans for the DA they don't need to be the detailed construction plans do they? They are a much less detailed plan is this correct? Is it possible for townhouses to have a surveyor sort out the DA or are they only suitable for subdivisions
