With Investment Motels, if a Motel refurbishment is not up to the standard required by the brand, who is responsible for spending the refurb money, the tenant or the landlord?
I had the impression that as it was in the tenants interest more for the business, it would be the tenant. Am i correct in assuming this

Re the Motel, it is exciting however banks are extremely conservative at the moment & so are valuers, so it is a double whammy. Plus the QS professionals put a high figure on construction cost, which makes it challenging to justify project viability to the bank.
LVRs are becoming more conservative for total project cost, which means very high equity is required to make this work.Hi Thecrest,
